For over 20 years, we have performed various projects for numerous South
Florida School Boards and Government Agencies that have included all of
the services required of this project and more, such as Assessments of
Damage, Facility Inspections, and Preparation of Scopes of Work to Repair
Damages. Some of these projects include but are not limited to tenant
improvement projects for the Department of Management Services in
Downtown Miami and Site Adaptation Projects at 11 Miami-Dade County
Public School Sites. In addition, we have two (2) Certified "Safety Assessment
Program" 'DSW' Volunteers, allowing us immediate access to disaster areas

COMPANY PROFILE
The Miami firm of Architeknics, Inc. is a privately held, Women-Owned Minority Company that was
incorporated in 1978 with Edward C. Berounsky and Ramon G. Perez-Alonso as principals. In 1981, Lourdes
Rodriguez joined the firm and became a principal in 1991. Architeknics, Inc. has been responsible for a variety
of projects within the South Florida Community. The fact that there are 3 registered principal architects has
allowed the firm to always provide our clients with a professional leader for all projects. Architeknics, Inc. is an
experienced firm that has been performing work in all areas of the building industry in South Florida. The major
portion of the firm's work has been in the new construction, remodeling and renovation of Educational
Buildings (K-12 and higher education) and Governmental Facilities including Historic Preservation and
Restoration as well as Re-Roofing and ADA Compliance. The remainder of the firm's work has been evenly
distributed between light industrial, residential. multi-family, institutional, commercial, and space planning.
The firm is united in the belief that innovative design is the result of an understanding of client goals, building
type, context. and budget, and the synthesis of these issues by principal-level architects with proven design
abilities. This philosophy allows us to produce award-winning projects and earn the respect of our clients,
resulting in many long-term relationships. We combine decades of experience with today's technology in order
to offer the most comprehensive execution of any size project within the South Florida Community.
TEAM LEADERSHIP
Lourdes Rodriguez, AlA I Principal-in-Charge
Ms. Rodriguez started her tenure with Architeknics, Inc. as a Junior
Architect and elevated her responsibilities to become Principal-in-Charge
over the course of her 27 years of service to the firm. Currently, as the
leader of the office, she is charged with establishing the firm's goals and
objectives that will maintain the level of service to the clients that are
required to complete successful projects.
Her chief responsibility is the administration of the firm's Public Sector Projects and more exclusively Educational
and Government Projects. Since 1990, she has been managing or co-managing projects with Miami-Dade
County Public Schools, School Board of Broward County, Monroe County School Board and the City of Miami
Beach. She has participated in all aspects of the design and construction phases and has developed a keen
sense for practicing in a pro-active role in helping lead the project team through the construction process
under any time or budget restriction. Ms. Rodriguez was recently certified by the State of California as a Safety
Assessment Responder to assist any local and/or state governments immediately after any disaster.
Edward Berounsky, R.A. I Vice-President
Mr. Berounsky is a co-founder of Architeknics, Inc. He supervises all staff
production. He is a treasured leader of the firm for his practical & technical
aptitude, which is applied to developing quality architectural detailing. He
draws on his breadth of experience to serve as the leader of research and
site investigation. In addition he is the firm's most seasoned Architect,
capable of providing solutions to construction problems efficiently and
effectively. Mr. Berounsky has also been certified by the State of California
as a Safety Assessment Responder to assist any local and/or state
governments immediately after any disaster.

Ramon G. Perez-Alonso, R.A. I Treasurer
Mr. Perez-Alonso is a co-founder of Architeknics, Inc. He is the highest
authority in the execution of documents and design of any given project.
In addition to these management duties, Mr. Perez-Alonso administers all
financial records for the firm. Mr. Perez-Alonso has UBC Training and
Certification (SREF) and is a Principal at the firm. He has extensive
experience with Educational and Government projects and participates in
the production and construction administration for all projects.
DESIGN PHILOSOPHY
At Architeknics, Inc., we practice architecture and design with an open, inquisitive, and energetic approach.
We believe good design is the result of thoughtful analysis and understanding of context, program, business,
and community objectives and the expectations of the users who will inhabit the facility. We come to each
assignment without preconceived ideas or agendas in order to find solutions that truly reflect the specific
context of the community's goals. Our design methodology is simply to create physical environments and
buildings that satisfy the budget, schedule, and program as stated by the City of Sunny Isles Beach while
functioning today and well into the future of the facility.
As a philosophy of practice, it is the belief of Architeknics, Inc., that a good physical environment is essential to
the mental and spiritual well-being of any society. Architecture, because of its direct relationship to almost all
of the elements making up this environment. is a unique position to have a positive, far-reaching effect on
society and its cultural standards. We believe that for any project to be successful, it must be economically
feasible, aesthetically pleasing, and functionally correct. The firm's philosophy and implementation are very
simple and straightforward and has been a key to the success of the firm's continued existence for the past 30-
plus years. Our philosophy is to service and meet the client's goals of scope, budget and schedule, with a
solution in which both function and aesthetics excel.
PROJECT APPROACH
We understand the importance of an inclusive process, where all stakeholders are involved. This process will
provide a starting and continuous dialogue with the City of Sunny Isles Beach to understand each project's
character and specifics. Direct participation by owners and users are crucial to each project's success. Our
firm's thorough Safety Assessments coupled with the client's active participation will establish a focused study
of programmatic, structural, and safety needs that will help determine the most desirable design options and
promote a greater understanding of the completed project long before the construction begins. Each option
is evaluated in terms of its impact on program, budget and schedule. This process is intended to assist the City
of Sunny Isles Beach in making appropriate choices so that all projects ultimately satisfy each requirement.
Establishing consensus among the diverse groups of participants will be an essential element in the success of
any project. Our team effort for each project will include completing Safety Assessment and Surveying,
Necessary Documentation, Accounting and Estimating, Programming, Design Development, Code
Compliance, Construction Documents and Construction Administration as well as any other related service.
TECHNOLOGY AND SUSTAINABILlTY
Architeknics, Inc. is equipped with all the computers, program software, a highly detailed library of Educational
Standards/Specifications, and the experienced personnel to produce the required documents (BIM included)
and presentations that complement and complete the design through construction process. Our team's ability
to work with integrated programs and delivery methods by utilizing both AutoCAD and ArchiCAD capabilities
supplies the most precise design solution services to meet the City's needs. Our team is highly knowledgeable
of the LEED Accreditation Process. Architeknics, Inc. has been attending LEED Seminars and is well-versed in
the latest Technological and Practical Trends associated with Environmentally Responsible Design. Bimonthly,
Architeknics, Inc. also hosts its Architeknics-Green Series LEED Seminars for Continuing Education which help the
firm remain up to date with all of the latest techniques, materials, and applications necessary to accomplish
LEED Certification.

The project at Young Men's Preparatory Academy was a multi-phase project that involved the renovation,
remodeling, and restoration of an existing historic structure as well as the new construction of a new state of-
the-art building after the demolition of two severely damaged buildings. The architectural process began with
field investigations. When the conditions field study was completed, research was conducted to select the best
products for replacing the windows and HV AC units as well as materials for interior and exterior refurbishments.
The scope of work for the historic restoration portion of the project included but was not limited to the removal
and replacement of the windows and HV AC units in the entire facility. In addition, the architect was in charge
of replacing paint, ceiling, and lighting throughout the entire facility as well as the renovation of the cafeteria,
auditorium, and supporting spaces. The 1926 designed auditorium was restored to its original luster taking into
consideration the latest technological and environmental advancements. The Remodeling / Renovation
included new stage lighting and rigging, lighting throughout. HV AC system, stage and seating area, curtains,
seating to accommodate accessibility, sound system, dimmer. CCTV and control booth.

school. Architeknics, Inc. was entrusted with updating the existing classrooms, administration offices,
gymnasium, and structure with state-of-the-art materials and solutions to allow the elementary school to be
more efficient while creating a better environment for learning. The main scope of work for this project was the
removal and replacement of the windows and HV AC units in the entire facility. In addition to the window and
HV AC replacement. the architect was in charge of replacing interior/exterior paint and ceilings throughout the

The project at Henry Filer Middle School involved the renovation and remodeling of the existing facility and
auditorium. The scope of work for the auditorium included completely replacing all equipment materials and
systems. Architeknics, Inc. redesigned the space to meet the needs of the facility with the most durable
materials as needed for this type of public facility. The acoustics were also added as requested to meet the
needs of the new systems. In addition to the Auditorium renovation, the architect was in charge of replacing
paint, ceiling and lighting throughout the entire facility, and various site upgrades including parking and
drainage concerns. Architeknics, Inc. provided complete Construction Administration with weekly site visits,
comprehensive site visit reports, and administration at construction progress meetings.

The work performed for these projects at this location involved the interior renovations of multiple tenant
spaces including office spaces, conference rooms, storage rooms, electrical and mechanical upgrades, HV AC
replacements, and fire sprinkler system reconfigurations as well as the waterproofing of a fourth floor
pedestrian deck. In addition, Architeknics, Inc. provided cost estimates for the renovation of all of these spaces
as well as design development. contract documents, bidding, and construction administration. Architeknics,
Inc. was chosen for these projects based on a recent history of successfully completed maintenance projects
for the Department of Management Services under Continuing Contracts.

The work performed under these contracts involved various schematic studies and scope verifications for the
re-roofing of the Fourth District Court of Appeals and the multi-phased project to repair the roofs of both
buildings on the premises of the Third District Court of Appeals. Architeknics, Inc. was also in charge of
supervising the removal of an abandoned chiller, the removal and replacement of the tile flooring on the
exterior deck, providing new lighting protection, and replacing all exhaust fans.

The aim of these projects at 11 different Miami-Dade County Public School Sites was aimed to add as many
student stations as possible to the school campuses while minimizing the impact of the addition on areas of
high importance. The student stations were added with the construction of a Prototypical Modular Classroom
Building developed by Miami Dade County Public Schools (M-DCPS) to alleviate overcrowding. Due to the
limited site conditions on several of the project sites, the program required the removal and replacement of
existing buildings, shelters, playground equipment and playfields. In conjunction with the additions and
renovations, access and verification of utility services, including electrical, sanitary and fire sprinkler services,
were carefully considered with upgrades to Fire Alarm and Public Address Systems. Below you will find a listing

This project included the demolition, new construction and renovation of the golf cart barn, maintenance
buildings, and the toilet buildings throughout the newly renovated golf course. Architecknics, Inc. was also in
charge of designing the new construction of the clubhouse to reflect the original historic design of the previous
clubhouse that was demolished due to severe damage. The new design maintained the original comfort and
richness of the historic structure by restoring many of its key features including an Entry Loggia, Lounge, Pro-
Shop, Indoor and Outdoor Dining looking out onto the course, and Kitchen with loading dock and trash room.

This project consists of the complete renovation of an existing public park and pool. The renovation of the
premises will include new concrete pathways. A new environmentally friendly infrastructure will be designed to
provide the park and pool with an improvement for the quality of life and experience for all attendees. Both
wet and covered playgrounds will be built for young children. The existing concession facility is to be
demolished and replaced with a 1.500 Sq. Ft. concession building. Bathroom and Lifeguard facilities are to
include men's and women's toilet rooms, dressing areas, storage, and first aid area with accessible unisex toilet
room. The existing natural pool will undergo great enhancements to include sand resurfacing of area of Pool.

protect and house the City's motor vehicles.

The project at Young Men's Preparatory Academy was a multi-phase project that involved the renovation,

The scope of work for this phase of the project included the demolition of two existing buildings and the design
and construction of one two-story building to replace and update the functions of the previous two which
resided on the site. This new building would house 202 student stations complete with state-of-the-art Science
and Computer Labs, Media Center, Kitchen, Physical Education Spaces, and other amenities.

KNOWLEDGE AND EXPERIENCE WITH CODES
The Architeknics, Inc. team is comprised of registered entities and individuals capable of working in the State of
Florida that have been working within the South Florida Community for over 30 years; therefore, they are all
experienced and well-versed in all local, state, and federal codes especially as it relates to Educational and
Governmental Facilities. In addition, Lourdes Rodriguez, AlA. Ramon G. Perez-Alonso, R.A. and Edward C.
Berounsky, R.A. are all UBCllnspector trained (SREF).
SAFETY ASSESSMENT CERTIFICATION
Lourdes Rodriguez, AlA and Edward C. Berounsky, R.A. were recently certified by the State of California as
Safety Assessment Responders. The Safety Assessment Program utilizes volunteers and mutual aid resources to
provide professional engineers, architects, and certified building inspectors to assist local and state
governments in safely evaluating their built environment. specific lifeline systems, and facilities in the aftermath
of any disaster for immediate occupancy and/or continued use. This program is managed by the State of
California with the cooperation of several professional organizations. It is also acknowledged by the Federal
Emergency Management Agency (FEMA) which allows Safety Assessments effective immediately after the
Government determines the area is clear for assessment.
In turn, this allows our team to be among the first wave in providing field evaluations of buildings and other
infrastructure for safety. With two of our Principals available as Safety Assessment Responders in case of an
emergency, our firm is able to expand and contribute more time to evaluating City buildings while our third
Principal oversees the production of all other required services. The knowledge gathered under this
certification process includes the most currently updated curriculum prepared by the Governor's Office of
Emergency Services (OES), practical examples of post-disaster field conditions impacting structural safety,
assessing the degree of severity, posting, and barricading procedures. Our goal is to work directly with
Emergency Response Services to offer the City of Sunny Isles Beach accurate facility safety assessments as
quickly as possible to determine if there are safety hazards to building occupants, the general public, or the
existing learning environments. If any building is determined unsafe, our team's timely analysis and quick
response effort can expedite the ensuing necessary services by providing the City with Accounting / Estimating
Services, Design Services, Drafting Services, Preparing Scopes of Work to Repair Damaged Areas, Filling FEMA
Forms, Clerical Duties, Preparing Reports, and any other related services.
COST CONTROL PERFORMANCES
Architeknics, Inc. also recognizes the importance of cost control within an emergency response effort. The
need to maintain a careful balance between the project scope and budget must be recognized from the
outset of the project. We pride ourselves in our record of maintaining projects within pre-established budget
and time constraints. We have compiled this record through a systematic approach and the application of
constant management attention. Through our cost control procedures, Architeknics, Inc. has been able to
maintain projects within budget throughout the design and bidding process. A significant aspect of our
contribution to any project is our participation in the preparation of a detailed total project cost model and
project cost estimate. As the desired program is confirmed by the Client, we begin preparation of a cost
model that identifies all of the categories of construction that will have an impact on the project. Costs are
then associated with each element of the cost model as the program is further developed. With this cost
modeling approach, Architeknics, Inc. develops cost information during the programming process rather than
waiting until the design is underway. This insures a "management of expectations" throughout the project that
fits within the established financial parameters.
In addition to trying to maximize the overall value of construction, Architeknics, Inc. takes into consideration the
how, when and where versus only thinking about programmed spaces, it is often possible to provide a variety
of activities in one space. This approach proves efficient when it reduces the overall square footage that
would be required while controlling the cost of the overall project by getting rid of the unnecessary costs of
redundant spaces. This efficient elimination process results in expanding the available resources for high-quality
finishes and furnishings or to provide for some other activity or construction method that could fall under the
realm of acceptable LEED Certification points for any size project.

This project for the City of Sunny Isles
included the schematic design and
feasibility study of a K-8 Center as a part of
the city's mission to build new parks, improve
infrastructure, and lay the groundwork for
future development. This design solution
presented by Architeknics, Inc. in an effort
commissioned by Miami-Dade County Public
Schools acknowledged the development of
the surrounding area within the last few
years and proposed an equally high-density
school facility solution efficiently organized
to provide a learning environment for 1,600
children. The school design fully developed
its 2.39-acre site and utilizes a partnership
agreement to share its exterior recess
activities and physical education programs
with an adjacent City Park. The resulting
design is a 4-story building that utilizes
specially designed elevators and escalators
to move both students and staff between
floors in new and innovative ways. Each floor
of the school is representative of a function
or grade of learning. In essence, the building
is composed of 3 schools under a single roof.

This project at Miami Dade College Prometeo Theater
involved taking an existing music classroom and transforming it
into a theater that could replace the theater department's
ungainly black box theater. The design far exceeded the
expectations of the client, accommodating three times the
seating that was estimated for the space. The design solution
required reuse of the two existing entrances to the space. This
challenge was overcome with careful control of circulation
and sightlines.
The backstage was designed to interact closely with adjoining
storage to give flexibility to the volume of infrastructure space
that supports the stage. In addition, the space will function as
a classroom, so it was supplied with an administration office
and control booth with special considerations to make it
suitable for teaching. The existing HV AC system was extremely
noisy, therefore, extensive modifications had to be made to
the ductwork and its accessories in order to reduce all noise to
a level required for theater use.

Modular Proaram
These projects at 11 different Miami-Dade County
Public School Sites were aimed to add as many
student stations as possible to the school campuses
while minimizing the impact of the addition on
available playing fields and other areas of high
importance. The student stations were added with
the construction of a Prototypical Modular Classroom
Building developed by Miami Dade County Public
Schools (M-DCPS) to alleviate overcrowding. Due to
the limited site conditions on several of the project
sites, the program required the removal and
replacement of existing buildings, shelters,
playground equipment and playfields. Apart from the
additions and renovations, Architeknics, Inc. was in
charge of providing access and verification of utility
services, Including electrical. sanitary and fire
sprinkler services. with upgrades to Fire Alarm and
Public Address Systems. Parking needs were
investigated and dealt with accordingly. Parking
Spaces were added to satisfy the increased number
of staff personnel that resulted from the addition of
the Modular Buildings. Architeknics, Inc. was also in
charge of providing mechanical buildings with
emergency generators, new prototype replacement
P.E. shelters, new walkways connecting existing
bUildings with new constructions, playground
equipment, new playflelds, new electrical main
buildings, and Irrigation systems.

This project involved the re-roofing of on existing
government building - a total of 36,000 square
feet - in Miami-Dade County. Included in the re-
roofing project was the removal of an abandoned
chiller, the removal and replacement of tile
flooring on an exterior deck, providing new
lightning protection, raising all accessories and
replacing all exhaust fans. The project was given
an "Energy Star" certification as well as a Florida
Power & Light Rebate for its superior incorporation

AFTER
The project at Southridge Senior High included
retrofitting an existing high school gymnasium
that had over 20 years of use. The scope of
work called out for new lighting, flooring, and
the replacement of the mechanically driven
bleacher system. During the course of the
architectural development. several issues were
resolved that were not originally expected at
the project inception. Dangerous levels of
mercury were found in the existing synthetic
floor system. The architect worked with
consultants to complete an investigation into
these hazardous materials (Hazardous
Materials Report) and value-engineered a plan
for replacement. Due to the age of the facility,
Architeknics, Inc. was also in charge of
construction administration and bringing the
entire facility into Code and ADA compliance
to meet the current life-safety standards of
South Florida and the Miami-Dade County
School Board.
