LIVS Associates respectfully submits its qualifications to the City of Sunny Isles Beach to
provide Professional Architectural Services.
One of the advantages of hiring LIVS Associates is that we are a multi-discipline LEED
Accredited firm offering comprehensive, total-in-house services. LIVS is a highly qualified
group of enthusiastic professionals with a common commitment to quality, personal
attention and responsiveness to the needs of the client. LIVS Associates comprises an
integrated design team assuring maximum performance in all phases of the project.
LIVS believes that a successful project is the result of understanding the needs and
requirements of the project and responding with quality design and documentation within
the schedule and cost constraints of the client. With an organizational philosophy structured
around a single tier, Principal-in-Charge approach to total project management, we can
provide the leadership and resources to respond in a coordinated and timely manner.
LIVS Associates consists of three (3) principal owners in the fields of Architecture, Interior
Design, Mechanical and Electrical Engineering. LIVS Associates has been in business for
25 years and has worked as a partnership and has remained consistent since its
commencement in May of 1985.

experience in design, construction and knowledge of means and methods of construction.
This experience coupled to a keen awareness of material and labor market conditions has
allowed LIVS a degree of success in advising our clients in this most important aspect of a

MEETING DEADLINES
LIVS Associates has consistently demonstrated an ability to successfully complete projects
on a timely manner. The Principal-in-Charge/Project Manager has the authority to allocate
the staff and resources necessary to accomplish the work within the time frame stipulated.
LIVS Associates has also successfully performed services for projects with accelerated
design schedules in order to meet special needs of our clients. Our comprehensive, total in-

Professional Qualifications
The key personnel that comprise the design team are qualified professionals in the fields
of architectural, interior design, mechanical and electrical engineering and the members of
our staff have worked together for several years and offer extensive experience in the
design of commercial, military, governmental, residential and educational facilities of all
levels. In addition, LIVS Associates can provide qualified back-up staffing to assure
continued performance in response to unexpected project demands.
Specialized Experience in Related Projects
LIVS Associates offers extensive proven experience in the design of new facilities, and
extensive renovations and remodeling of existing facilities, In addition, LIVS Associates
has provided Architectural and Engineering Services of miscellaneous design and
construction services a variety of commercial, governmental, military and educational
facilities throughout the Florida.
Schedule and Performance
LIVS Associates adheres to the Principal-in-Charge management approach. The
Principal-in-Charge has the ability to allocate the staff and resources necessary to
accomplish the work within the time frame stipulated. LIVS has successfully performed
services for projects with greatly accelerated design schedules in order to meet special
needs of our clients. LIVS can assure the City of Sunny Isles Beach its ability to perform
the work within the schedule through similar allocation and management of its resources.
The Principal that will perform the role of Project Manager if selected for the project
will be Mr. F. Antonio Rosabal, A.I.A., LEED AP with over 20 years of experience in the
field of Architecture for the State of Florida and Puerto Rico. Other principals in the
firm are Carlos A. Alvarez, P.E. with over 30 years of experience in the field of
Electrical Engineering, Hector S. Vergara, P.E. with over 30 years of experience in the
field of Mechanical Engineering.
All of our principals also hold licenses in many other states such as Texas, Georgia,
Maryland, Virginia, and South Carolina. As well as the commonwealth State of Puerto Rico.

Mr. Rosabal has over 22 years of experience in all aspects of architectural design. He has a
diverse background in the varying phases which comprise the design process, from
assisting the client in developing a project program to code research and obtaining the
necessary local Zoning approvals.
He is responsible for the design of a wide variety of building types, both public and private,
with a strong emphasis on functionalism and aesthetics as well as budgetary constraints
and constructability.
As principal-in-charge of Architecture at LIVS, Mr. Rosabal has been design team leader on
several large scale projects. His responsibilities have included the overseeing of a group of
designers; assuring the highest level of quality throughout the process, and ensuring that
