INC Other projects that required extensive structural renovations include the Brolam Warehouse, a storm damaged building by Hurricane Wilma required immediate attention. A design/build approach allowed the project to be fast tracked. The damage was extensively and the building had to be vacated. The building structure had to be reinforced and at the same time updating the structure to comply with the Florida Building Code. Elevator and entry ramp had to be added in order to comply with the Accessibility Code. The Building was just completed this month. Other projects included the Sevilla Office Building in Coral Gables and Chispa Restaurant at Doral, for The Astri Group, a private development group located in Coral Gables, Florida. CMF was retained to provide Project Management Services for both projects as the Owners' Representative, managing a total program cost of $ 8,978,000.00 for both projects. CMF is also providing Construction Management for Bird Road Starbucks Shopping Center, now in progress. This shopping center has over 10,200 square feet of retail space that will house national franchise such as Starbucks Coffee, Mattress Firm and Quiznos. CMF will be responsible for all permitting aspects of the project and the coordination for all trades. Including the coordination of the lift station and force main that extends % of a mile, requiring the interaction with FDOT and W ASD. Descriotion of the Project: A 37,597 sq. ft. warehouse with 8356 sq. ft. of offices area with 2 loading dock areas and the site is 2.43 acres. The Building was damaged by Hurricane Wilma. The storm blew off the west loading dock canopy (25'x63') and rolled over the warehouse structure peeling the roofing system of the main warehouse and creating extensive damage to the structure and the office interior of the building. The building had additional damage to the roof metal deck due to old age. The building needed to be brought up to the current code requirements and provide accessibility. o Technical Duties: CMF was retained as Architect of Record and Construction Management to provide design /build services for the re-construction of the warehouse and office area. CMF prepared plans and specifications for the rebuilding of the canopy steel structure, replacing of the entire steel deck to the structure. Providing a light weight insulating concrete system, and re-roofing the entire building. As well as the interior build-out of the office area and adding a new entrance feature with handicap ramp and the new elevator tower to the building. The building was upgraded as per Florida building code 2004. A schedule and a cost estimate was prepared prior to signing the contract and cost verification is on going during the construction of the project. The cost of the project was $2,219,000. dollars. Total Construction Cost: $2,300,000.00 Descriotion of the Proiect: The Bird Road Starbucks Shopping Center is a single story structure with two buildings for a total area of 10,247.71 square feet of retail space and a total site area of 31,300 Square feet. This includes parking for 61 spaces, with access to Bird Road and 83rd A venue. This shopping center will house national franchise such as Starbucks Coffee, Mattress Firm and Quiznos. This building structure will consists of masonry walls, steel joist and light weight concrete roof structure, with steel columns and frames for the impact glass store front windows system. The site work will include all the site drainage, site lighting and landscaping as well as a lift station and force main that extends % of a mile, requiring the interaction with FDOT and W ASD. Technical Duties: CMF INTERNATIONAL GROUP, INC. was selected to be the Construction Manager for The Bird Road Starbucks Shopping Center, responsible for the construction implementation and timely delivery of the project. The pool area totals 11,977 sq. that includes a children's water play pool, a teaching pool, and a competition pool.
