Alleguez Architecture, Inc. is pleased to present this package of qualifications for the above-
referenced services. Our team is most competent and has vast knowledge of the specific scope, as
defined in the RFQ.
Alleguez Architecture, Inc. was established in October of 1995, is qualified as a Small Hispanic
Woman Business Enterprise, and is based in Miami, Florida. Ana Alleguez, R.A. is the sole
owner. The company has grown to a seven staff firm with a net income growth of approximately
10% over the last three years with revenues exceeding $1 million dollars each year. Our current
projects value over 22 million dollars in construction costs some have been recently completed or
are schedule for completion within the next 12 month.
At Alleguez Architecture, Inc., it is our mission to give enduring value to our clients through
innovative, efficient designs with complementing high industry standards. Surpassing our
client's expectations for service, value and quality; making a difference in our communities
are our highest goals. This is why I strongly believe that no matter how small or large the
project, what is important is the process in which projects are tackled and how they are executed.
My philosophy on management stems from a high regard for using a team approach and being a
working principal. Because of this, I have established a work plan and management approach.
Our team's experience and approach will allow the Alleguez team to provide a specialized yet
quick response.
The Alleguez Team has project experience ranging from historical renovations and remodeling to
roofing to upgrading mechanical systems, rehabilitation and modernization to multi-family
housing, educational facilities, retail and restaurants, offices, day care facilities including new
construction. We are also familiar with fast-tracked and design-build projects such as fire
stations, parks, and municipal libraries. Our contracts have allowed us to not get "pigeon holed"
into doing just one type of architecture or delivery method making this team well aware of the
complexities and the importance of excellent communication and required teamwork to deliver
successful projects. The City of Sunny Isles Beach will acquire a team that will provide successful
projects not only because of out experience but because the Team is very familiar with the
necessary codes and governing criteria established by, FBC, ADA, Life Safety and other
applicable regulations. Key personnel to be assigned to this contract are:

Ana Alle2uez. R.A. _ Princioal-in-Char2e. will direct and oversee the overall design effort, as
well as be responsible for recruiting personnel, financial resources, computing and data collection
equipment and production resources. She will monitor project progress to ensure adherence to
contractual duties and conduct periodic audits of technical performance of Alleguez staff and
consultants. She will spearhead the overall project schedule for design and will be the primary
and initial point of contact.
Alberto Gonzalez. G.c. - Senior Proiect Mana2er & Team Leader; will be responsible for
assigning resources to various work items, establishing and implementing design quality control,
maintaining regular communication with the team and the City's Staff and overseeing design and
production. He will monitor the project schedule and identify problems and issues to be resolved
in a timely manner. He also will be responsible for internal quality control reviews of all
submittals before they are delivered.
Alberto will also be responsible for the quality of work produced by each project manager and
sub-consultants. Each PM will also be responsible for the timely completion of the work in
accordance with the project schedule. This will be achieved through a daily interaction with staff
and weekly in-house progress meetings, All sub-consultants and specialists must collaborate and
be precisely coordinated so that there is no sacrifice in quality.
Marlene Rett & Orlando Melian. Architect - Proiect Mana2er; will both serve as project
architects and team's production leader, Marlene and Orlando both are architectural graduates
working towards their registration by the end of this year, They have worked on various projects
simultaneously and are familiar with the intricacies of this type of contract. They will be
responsible for the day to day activities directly related to projects assigned to them and will
maintain regular communication with the consultants, City's staff and general contractors or
construction managers as may be required.
Because of the extensive knowledge that the team brings to this contract, each of the key team
members established above will be responsible for Ouality Control / Ouality Assurance with
principal-in-charge; Ana Alleguez personally involved at mayor delivery milestones of these
projects and Senior Project Manager and Team Leader, Alberto Gonzalez supporting the efforts.
The City will be able to directly communicate with the designated PM as the project( s) progress
for highest efficiency.
Our miscellaneous services contract experience has sharpened our ability to deal with projects that
require extensive phasing and coordination. Weare particularly qualified to perform the
requested services due to an extensive and diverse project history. The City of Sunny Isles Beach
will acquire a team that will exceed all standards and expectations. The Alleguez team plans to
accomplish this with the following Team Work Plan and Management Approach.

TEAM WORK PLAN AND MANAGEMENT APPROACH
The first element is to understand the fit of each component of each project with the utilities,
systems and special programs as may be applicable. Our previous and current experience with
similar type projects with other private, governmental agencies has given us exposure to the
intensity of need to coordinate programs within the parameters of existing buildings, facilities or
properties, Each project is unique and complex in its own fashion, The key response to project
complexity is flexibility. The team will provide program verification to respond to specific
program and space requirements.
Our philosophy on phasing, scheduling and staging is to design ahead of the schedule. Weekly
reviews between project managers and the design team are essential. A key strategy is "on board"
reviews prior to each intermediate review with the City for individual focus sessions on:
maintenance, operations and utilities to minimize surprises, changes and delays. All specialists
must collaborate and be precisely coordinated so that there is no sacrifice in quality.
Our team has skills for both cost & value engineering and has a commitment that comes from
within the team; we design to budget. The Alleguez team will provide periodic order-of
magnitude estimates and work closely with the City on budget compliance, We have a depth of
resources and technical specialists available and committed to our projects and this contract.
The team will cooperate fully with the City of Sunny Isles Beach staff and the construction
mangers or general contractors selected on the critical review of major cost, design and overall
issues to establish systems that will meet necessary requirements. To many respondents, the
processes required during this commission would prove to be complex and cumbersome. We will
be higWy advanced in our ability to succeed due to our project-specific techniques of early
problem seeking and persistent problem solving, especially important on these types of projects at
both procedural and technical levels. Another key is effective inter-personal communications, a
necessity due to critical issues that arise during all phases of any project.
Our reliance on capable and motivated people using a defined system of computer-based
communications, design and documentation is the primary reason that we can do this. We look

Alleguez Architecture, Inc. is a woman owned firm with over 20 years of experience. The firm is spearheaded
by Ana Alleguez, offers in-house Architecture, Planning, Interior Design, and Construction Management. Our
experience has included city wide planning, acquisition of grant monies, historic preservation, rehabilitation and
expansion of schools through the university levels, low income multi-family housing, airport facilities, retail and
food service facilities, roof consulting and construction technology.
AlIeguez has a proven track record in servicing various government and institutional agencies on continuing
contracts for miscellaneous service projects. This government sector services work has sharpened our abilitv to

Licensed with over 20 years of experience in the architectural and construction
industries.
As principal of this architectural firm, Ms. Alleguez has been involved with various
types of projects with numerous government agencies as well as with projects within
the private sector. Her experience ranges from retail, food facilities and office
buildings at Miami International Airport to housing and day care facilities for HUD
and park facilities for Dade County, Additionally, she has been responsible for
management of several projects for USDA at various sites on M.I.A. property. She
has a solid background in all stages of Architectural Production from the
development of design concepts through construction observation and management.
Ms. Alleguez has an ability to efficiently plan, assign and supervise work of others
and produce documentation on schedule. She is also responsible for financial
management, marketing and business development, strategic planning, quality control
and client relations.
Ms. Alleguez' experience has always included the responsibility of acting as a client
liaison. Also, she has a major role in the production of all of the firm's work. As
principal of the firm she has established quality control procedures such as: project
check lists, production techniques such as our computer-driven specifications systems
and CAD systems. This system allows the transfer of information among the
consultant and clients for expediency.

Ana Alleguez, the architect
who designed the plans, is also
proud of the team's work:
"We wanted to make it look
like a barn because of the his-
tory of Redland, which is
rural," said Alleguez, who runs
the Coral Gables architecture

it looks beautiful."
Alleguez and Pino are so
proud of their work they are
submitting the fire station's
plans to theDesign Build Insti-
tute of America, a national
organization that recognizes
excellence in the industry.
Not only are the women
proud of their professional
accomplishments, they are
also proud of their personal
ones. "It is hard to fInd two
women-owned firms in con-
struction," Pino said. She is
also proud that both women
are Hispanic.
Alleguez added: "Being a
woman architect is not easy
because it is a male-dominated
field. As women, we tend to
work twice as hard to get
noticed."
The Redland's bright red-
and-white. barn-like fIre sta-
tion may help.

This beautiful four-story facility
was recently renovated in
2003. The design premise was
derived by using a combina-
tion of the mission of Miami
Dade College - to provide
accessible, affordable, high-
quality education by keeping
the learner's needs at the
center of the decision-making
and working in partnership
with its dynamic, multicultural
community and the architec-
tural vocabulary already used
throughout the campus.
This Arts and Sciences building
houses approximately 38,000
sq. ft. of academic space, The
basic program requirements
were aggressive and challeng-
ing because of the limited
building space and budget.
The building needed to be
gutted so that the new spaces
could be developed and
necessary infrastructure i ncor-
porated to make the building
meet stringent codes and
extensive programmatic
requirements.
Alleguez Architecture, Inc.
The renovated building is a
technologically advanced
facility with integrated learning
systems incorporated through-
out and is linked to the central
campus network. The School
of Arts and Letters provides
instruction in its Art Studio on
the third floor. The first floor
houses the Gallery - a
multipurpose room for theater
productions, musical recitals
and book presentations - and
the choral music room with
sound-proof instrumental
practice space. Construction of
partitions and ceilings in the
Gallery, multipurpose room,
control room, and choral and
music rooms provide acoustical
isolation, To facilitate required
ventilation and exhaust systems,
the fourth floor is dedicated to
the sciences, including labs for
biology, chemistry, and physics
and engineering.

2. 1 understand that a "public entity crime" as defined in Paragraph 287.133(l)(g), Florida Statutes,
means a violation of any state or federal law by a person with respect to and directly related to the
transaction of business with any public entity or with an agency or political subdivision of any
other state or of the United States, including, but not limited to, any bid or contract for goods or
services to be provided to any public entity or an agency or political subdivision of any other state
or of the United States and involving antitrust, fraud, theft, bribery, collusion, racketeering,
conspiracy, or material misrepresentation.
3. I understand that "convicted" or "conviction" as defined in Paragraph 287.1 33(l)(b), Florida
Statutes means a finding of guilt or a conviction of a public entity crime, with or without an
adjudication of guilt, in any federal or state trial court of record relating to charges brought by
indictment or information after July I, 1989, as a result of a jury verdict, nonjury trial, or entry of a
plea of guilty or nolo contenders.
4. I understand that an "affiliate" as defined in Paragraph 287. 133(l)(a), Florida Statutes, means:
a. A predecessor or successor of a person convicted of a public entity crime; or
b. An entity under the control of any natural person who is active in the management of the entity
and who has been convicted of a public entity come. The term "affiliate" includes those
officers, directors, executives, partners, shareholders, employees, members, and agents who are
active in the management of an affiliate. The ownership by one person of shares constituting a
controlling interest in another person, or a pooling of equipment or income among persons
when not for fair market value under an arm's length agreement, shall be a prima facie case that
one person controls another person. A person who knowingly enters into a joint venture with a
person who has been convicted of a public entity crime in Florida during the preceding 36
months shall be considered an affiliate.
5. I understand that a "person" as defined in Paragraph 287.133(1)(e), Florida Statutes, means any
natural person or entity organized under the laws of any state or of the United States with the
legal power to enter into a binding contract and which bids or applies to bid on contracts for the
provision of goods or services let by a public entity, or which otherwise transacts or applies to
transact business with a public entity. The term "person" includes those officers, directors,
executives, partners, shareholders, employees, members, and agents who are active in
management of any entity.
6. Based on information and belief, the statement which I have marked below is true in a relation to
the entity submitting this sworn statement. (Please indicate which one (l) of the following three
(3) statements is applicable.)
_ (1) Neither the entity submitting this sworn statement, nor any of its officers, directors,
executives, partners, shareholders, employees, members, or agents who are active in the management
of the entity, or any affiliate of the entity has been charged with and convicted of a public entity
