Coastal Construction Company was founded in the late eighties by Thomas P. Murphy, Jr. and his brother, John, with the specific purpose of providing the highest quality construction management services available in south Florida. The company founders have been in the construction business in south Florida for more than 40 years, and their family has been involved in the building industry for more than 1 00 years. Coastal Construction Company has focused on the highest-quality and most challenging projects since its inception. Additionally, we have worked with Spillis Candella on several projects in the past 5 years. Currently, we are completing construction of Trump Royale at 18501 Collins Avenue. The key members of the Trump project would be assigned to this project. Our team members' experience on Sunny Island started before the city's establishment. Specifically, Dan White- man, our President constructed Dave Sampson Park. Both he and Ed Fallin (Project Executive) have also con- structed hundreds of units in Sunny Isles Beach including 5 Oceania and Oceania Island Towers. We have a great understanding of the Sunny Isles Beach Permitting Process, Building Inspectors, extensive local contacts, and excellent relationships with local residents. Our dedication to client satisfaction has proved valuable to recently being the highest ranked construction manage- ment firm in Miami-Dade County School Board district according to their internal evaluation process. Additionally, we find it is important to have the operations team playa primary role during both the Pre Construction and Construction processes. Therefore, Ed Fallin would be involved from start to finish. As Project Executive, he has the ability to make the decisions necessary at the project site to ensure prompt response and decisiveness, and has extensive Sunny Isles Beach experience. The Pre-Construction efforts would be supported by both Tom C. Murphy and Les O'Bryan. Other pre-construction and estimating team members will work along with them to assist with support services. The Preconstruction team has worked on the preconstruction and estimating for several garages in the past few years. Experience has made us understand the importance of exploring all available systems. The discussions and research into multiple sys- tems, suppliers and companies has created great price competition. Recently, the exploration of a pored in place system significantly reduced the cost of the pre cast. Additionally, with a true understanding of the clients needs, we have been able to meet them with the most competitive price available. Mr. Brent Coble would be assigned as the PM and will be the primary point of field contact during construction. He and Ed Fallin work closely together during all phases of construction. Hence, Brent will also be involved with the project during pre-construction so that he is aware of the factors that shaped the decisions made at this stage. Involvement of operations personnel this early in the projects greatly assists in eliminating change orders and mis understanding of the Owners desire's. Cast in Place garages generally allow you to begin construction sooner due to reduced durations for shop drawings, lower maintenance costs and employ more local people. Conversely, precast systems generally produce a higher quality of finish on the concrete surface, require less erection time and a reduction in materials. Under either scenario, the total construction schedule would be about the same due to the current status of the drawings. Providing you and your team with the most accurate information in an organized format will generate the most suc- cessful project. Our experience is here - We are local. The team proposed for this project has a proven track record together. The president of Coastal built the Dave Sampson Park and Oceania Towers 1, 2, 3, 4 and Club and Spa. Ed Fallin, the proposed project executive, built Oceania Tower 5 and Trump Royale project. All towers had parking garages and recreational spaces incorporated in the design. The proposed project team is in the final stages of construction on the Trump Royale Condominium. This project has an extensive parking garage and a recreational deck with a tennis court and play areas. Immediately prior to Trump Royale, Dan, Tom and Ed worked together closely on the Bella Mare project on Wil- liams Island. The stand alone parking garage was essential to meeting the demands of the Owner, surrounding neighbors and an operating commercial enterprise. Multiple studies of logistics, systems and local subcontractors were considered. The most cost effective and time sensitive configuration was a poured in place garage over a pile foundation system with a decorative skin. This process is very similar to your Heritage Park project. The Bella Mare garage was a great success being completed ahead of schedule and under budget - Just as we will do for YOU.
