Spohn Ranch, Inc. would like to thank you for the opportunity to present this proposal for the design and
construction of a concrete skate park in Sunny Isles. We are well acquainted with your site and vision for the
project, including the non-skate area improvements and sidewalk widening.

We have a special interest in this project and have put together a plan that will design and build a world-class
skate park with low maintenance, high-end visual values and a 'sense of place'. Going beyond the role of
designer or builder, Spohn Ranch will become a partner in cheerleading and shepherding the project through
all necessary approvals and project goals. We'll be there every step of the way.

To uphold and enhance the existing aesthetics of the park, we have teamed with landscape architect Kathryn
O'Leary. Kathryn designed Town Center Park, as well as the paving scheme used in the William Lehman
Causeway sidewalk widening project. She is intimately familiar with the site and Sunny Isles' current
beautification program. Including her on the team insures seamless integration with the City's past and
future enhancement projects.

Established in 1992, Spohn Ranch is the oldest and most experienced company in skateparks. We're proud to
have a continuing part in the evolution of action sports. In addition to designing and building the courses for
the X-Games, we've also served as a skateboarding consultant to the US Olympic Committee and US Army.

business comes from designing and building municipal skateparks, while 10% comes from specialty action

In the past 5 years, Spohn Ranch has continued the line of work it began in 1992 - building world-class
skateparks for both community users and professional skaters. In the past five years, we have built over 300
skateparks - from micro-skate spots to national destinations like our recent Daytona Beach project.

During this time, we've continued to experiment and innovate in our 50,000 sq. ft. concrete and steel shop.
Our veteran shop workers (averaging 6 years with Spohn Ranch and 10 years in skatepark construction) have
pushed design and construction methodology forward through the use of pre-cast concrete, computer cut
templates for on-site concrete shaping and portable molds for casting pieces on-site.

On the design side, we've kept in constant contact with all levels of skating through our work at pro-level
skate competitions as well as constant feedback from skaters at our parks and at those managed by our
associate company, the Action Park Alliance. We've also conducted over 150 community design meetings
during the last 5 years where we take the pulse of skaters across the country.

Currently, our design team is incorporating real street plaza features and skateable art into our skateparks.
Seen as the leader in skateable art, Spohn Ranch has launched 'skateableart.com' to better educate cities
about the possibilities of creating visually stunning spaces that please both skaters and pedestrians.

Spohn Ranch's work has been recognized by awards from the Skatepark Association of the United States, the
NRPA, the ASLA and Concrete Disciples. However, we believe that the more important recognition comes

The following is a sample schedule based on a January 13th notice to proceed. Because of our use of pre-
engineered skate elements, the permitting and approval process is typically much shorter than traditional
poured-in-place construction.

We were able to complete our recent skatepark design/build projects for Miami-Dade County on a very short
schedule with a smooth permitting and approval process due to our experienced compliance officer and the
quality of our supporting documents.

Depending on the agency compliance required by the sidewalk widening along Collins Ave., this schedule may
be adapted.

Kirsten Bradford is the CEO and CFO, taking care of the legal, accounting, and
contracting aspects of the business. Integrally involved in the action sports industry
since 1993, the breadth of her experience ranges from the construction of high-
quality permanent facilities to the management of nationwide televised competition
tours and the operation of national retail locations. Also, as president of the Los
Angeles chapter of the Entrepreneurs' Organization, Kirsten leverages her
knowledge of business best practices to ensure the success of each and every
project Spohn Ranch undertakes.
Her extensive experience with liability issues has been vital in collaborating with insurance brokers and
underwriters to develop programs specifically for skateparks. Through a number of municipal projects,
Kirsten has become adept at assisting the various city departments in smoothly achieving their goal of

Skatepark Designer & Community Involvement Specialist
Aaron Spohn (Spohn Ranch Skateparks) - With over 30 years of involvement in skating and actions
sports, Aaron is a pioneering figure in action sports. Founding Spohn Ranch in
1992, he began to design and build ramps and courses for high profile
skateboarding events. Aaron worked with ESPN to develop the X-Games
concept; designing and building structures for the competitions.

Aaron is well known as a top skatepark designer, with glowing
recommendations from professional athletes like Tony Hawk, Danny Way, and Paul "P-Rod" Rodriguez,
Jr. His recent design for the LA Skate Plaza in Wilmington, CA has been lauded by Transworld
Skateboarding Magazine, Thrasher Magazine and pro skaters across the country.
He was also a consultant to the 1996 Atlanta Olympics tribute to extreme sports and is a member of the
ASTM subcommittee establishing guidelines for skatepark construction safety. Aaron has spent
considerable effort promoting the industry as a whole and sharing his extensive knowledge. He has been
an editorial contributor to Athletic Business Magazine, Landscape Architect and Specifier News, the
National Park and Recreation Association Magazine and other industry trade magazines, was editor of
60 Tricks skate magazine, and has been a speaker and session leader at the National Park and Recreation
Association Conference as well as almost every state Park and Recreation Association.

Working closely with Hays and the rest of the project team, Aaron will translate the skaters wishes into
engineered 3D drawings of an amazing skate plaza. His knowledge of current skatepark design and the
most famous street spots in the world means that Sunny Isles' plaza will have the best of tested skate
elements, as well as the latest obstacles and themes.
Aaron has performed similar work on seventy skatepark projects of comparable size and scope (above
10,000 sq. ft. with a budget above $350,000). During the planning and design phase, Aaron will spend
an average of 10% of his work week on Sunny Isles' project. He will speak with Hays and the project
team weekly about the project, averaging 1 call every 4 days. During construction, he will spend less
than 5% of his week on Sunny Isles' project, coordinating with Hays to make sure that all work is on-
budget and on-schedule. He will not be substituted as skatepark designer without the City's approval.

Mark has built over 150 skateparks and major installations across the world. His
clients include Red Bull (North America, Mexico, Australia, New Zealand and the UK),
Boost Mobile, the Hard Rock Hotel and Casino, Paramount Pictures, the East Coast
Surfing Championships, ESPN, MTV Sports, and the Warped Tour, among many others.
Doug has a broad operational skill set, including trail building, pipeline install and
repair, trenching and shoring, terrain park design and construction, and welding and fabrication. He has
experience running various types of machinery including front-end loaders, dump trucks, tractor-trailers,
forklifts and snowcats. Doug has managed over sixty staff members and coordinated with event producers
from the 2005 Winter Gravity Games, USASA Nationals, U.S. Telemark Nationals, Nor-Am World Cup
Qualifiers and USSA Grand Prix for premier events.

hands-on experience in action sports construction. From our home base, Doug
coordinates all aspects of the project, including subcontractors, logistics, personnel,
and equipment. In addition, he makes sure that all of our parks are well serviced and
maintained after the point of purchase so that our clients' investments stay in great
shape for the long haul.

Damon Spohn is VP of the design and engineering divisions of Spohn Ranch, Inc. In
addition to being a licensed California general contractor, he is an expert with
Mechanical Desktop and AutoCAD. He prepares the layouts and coordinates the
permitting and stamping of construction documents for our skatepark projects.
A skate park designer for over 10 years, Damon has created concepts, final designs,
and construction drawings for many high profile skateparks across the country. The
inventor of many of today's standard skatepark elements, Damon keeps his designs
current with ongoing skating, research, and collaboration with today's top skaters.
David Tripoli, Cost Estimator - Spohn Ranch Skateparks
David brings 14 years of cost estimating experience to his current position at Spohn
Ranch. For 10 years, he was a senior estimator for ValleyCrest:- one of the nation's
largest contractors.
He's an expert at estimating site work costs, assessing materials and construction
methods, as well as performing quality control to insure that all proposed work
meets applicable standards.
Spohn Ranch will provide a is-year limited warranty on all pre-cast skate elements installed. This means
that the most specialized, expensive elements of the project will receive the maximum protection. This
warranty replaces any defective pieces for the first 15-years of the park's life. During the first 5-years,
these replacements will be completely free to the city with Spohn Ranch bearing all costs. In the
ensuing lO-years, the only cost the city will bear will be the labor to install the pieces.

All other flatwork and hardscape will be protected by a i-year guarantee of work.
The expected lifespan of the pre-cast skate elements is 50 years with virtually no required maintenance.
Because the pre-cast elements are insulated from ground by an air cavity, the riding surface of the park
is not affected by changes in the underlying soil. This is particularly important given the mangrove area
adjacent to the park. During the wet season, the soil beneath the park may expand with moisture. This
will stress a traditional poured-in-place concrete park and will lead to cracking and weeping of water
through the cracks.

Another factor that will expand the lifespan of Sunny Isles' park is proper use of metal edging.
Traditional poured-in-place construction struggles to properly integrate metal edging along the
grindable surfaces. This is why these traditional designers often use curving and sweeping forms instead
of the right angles that skaters prefer. By incorporating steel edging into the mold during casting, the

find an amazing park with a great atmosphere and good transitions. It's a park that was well put
together." Crouch said the park has had visitors from across the state, North Carolina, Georgia,

LOCATION: Brownsville, Texas
Co-designed with Pillar Design Studio, this concrete skatepark at the Rrownsville Sports
Complex in Texas is a skater's paradise. The variety or street and transition-style terrain in
this skatepark makes it a perrect [it ror skaters or all ability levels and skating slyles. The
park features a complex bowl with a tear-
drop spine, pool coping, and varying
extensions. Surrounding the bowl is a street
plaza with mulLi-levels, stairs, handrails,
brick-textured banks, and granite benches. Size: 12,000 sq. ft.
Year Built: 2008
The park was built on a site with extremely
expansive soil and water-table inches below
the surface. This meant that the entire park
had to be built above grade. My placing pre-
cast concrete pieces on concrete footings, we
were able to build up without major site
work. The skate elements actually serve as
retaining walls, allowing for inexpensive
benlling. During construction, the site was
directly hit by lIurricane Dolly. With other
methods or construction, this may have
wiped out an in-progress construction site.
Fortunately, it was a minor set-back to this project and resulted in no change orders and no
added cost to the City of Mrownsville.

Wilmington, a city ranked as one of the most
dangerous communities in the [S. Knowing
the skatepark could serve as a valuable
rw'eational space for the easily-distracted
youth of Wilmington, Spohn Ranch presented
Ihe City of Wilmington with a $lOO,OOO grant to Size: 10,000 sq. fl.
ensure the project would come to fruition.
OIJ(:e the money was in Illan!, Spohn Ranch
began c10scly working with Paul Rodriguez to
design a modern street-plaza stylc of park that
the skaters would really love. The final design
featured a CCllter plaza with the kinds of stairs,
rails, anll hubba ledges that skaters long for.
Surrounding the center plaza were recreations
of Paul's favorites L~ skate spots, inrluding the
famous LA High lIanks and the lIepartnwnt of
Water and Power marble benches.

The Robert Rell Skate park in (orrales, New ~Iexico is a concrete masterpiece [ull o[ hanks
and transition that weave in and out o[ a uniquely designed street section. (o-designed by
Pillar Design Studio and buill using pre-cast Spohncrete, this park flows so well that skaters
can ride through the entire park without
having to push -they can simply glide
through the transitions to gain momentum.
The feature that stands out the most is the
horseshoe howl which acts as a mini-ramp as
well as a centerpiece for transitioning to
different corners of the park. The street
section offers a variety of challenges as well
- including beginner and advanced sets of
stairs and handrails, a dock drop, elll'o gaps,
and a banked wall that is angled in a unique
way to add a degree of difficulty.

When the City of Spartanburg, South Carolina decided to build a skatepark, they knew they
wanted to go all out and build a facility that their community could be really proud of. This
colossal concrete skatepark, duhbed the 1101 Spot Skatepark, has quickly become the most
used recreational facility in Spartan burg. With something for everyone, this park perfectly
balances street elements and transition features like the mini-ramp for maximum skateability.
By conducting design workshops with the local
skaters, we were able to fine tune the final
design and make sure the park was
designed by skaters for skaters.
As opposed 10 some concrete ramps which
fealure metal transilion plales at Ihe hollom
of the ramps, Spohn Ranch has a firm ;'No
Kickplates" policy when il comes 10 our pre-
cast concrele line. This park was buill by
setting the pre-cast concrete pieces in place
and then pouring concrete around them to
create a seamless finish. The skatepark has
already been deemed such a huge success,
that a I'hase 2 is in the works to add on to
the park.

LOCATION: Washington Township, Pennsylvania
The nunlap Skate Plaza in Washington Township is an innovative skate plaza with real
granite ledges and a brick-textured Barcelona Wall that provides the real street fealures
today's skaters crave. These are great examples of our ability to customize all of our
concrete pieces with custom textures, colors,
and patterns. Built with the Spolmcrete pre-
cast concrete system, this park was built in
Pennsylvania during the winter. Since
Spohncrete pieces arc precision cast under
controlled factory conditions, we were able to
install the park clements in sub-freezing
temperatures and stressful weather
conditions. Final flatwork was completrd a
few weeks later.
The installation was quick and the grand
opening was an enormous success with
amazing skating by the Pit Crew Skale Shop
team from Frederick, ~Iassachusells. The
central plaza features an extra-long fun box
with a manual pad, rail and a euro-gap.

LOCATION: Fort Irwin Military Base, California
Fort Irwin, located just outside or Rarstow in the remote Southern Calirornia desert, is the premiere
~ational Training Center for all branches of the rs ~Iilitary. All military personnel being deployed to
Iraq or Afghanistan must first complete Uesert
Warfare training at Fort Irwin, which amounts
to a large population of soldiers and family
members on base looking ror ways to occupy
their spare time. After the idea of a new
skatepark klipt popping up at the family
advocacy mel~tings, the ~Iorale. Welfare, and
Recreation Department at Fort Irwin
approached us to build a skatepark that they
could be really proud or.
After preliminary investigation, Spohn Ranch
determined that local skaters were using Ihe
mellow bank of a nearby defunct balling cage
rather than the new steel ramps. Ry
integrating high quality pre-cast concrete
elements into thc existing slab and connecting
thc park to the batting cage 'bowl', Spohn
Ranch trausformed a 7,000 sq. fl. slab into a 15.000 sq. fl. concrete skate plaza at a fraction of the cost
of convcntional construction.
