The nature of this project required Grindline and it's team to research demographics as well as physical site conditions for each site, and determine which type of skatepark would be the most successful at each designated space. The City had preselected a skatepark committee which consisted of a local skateshop employees, several skateboard company owners, other skate industry personnel, as well as the Tony Hawk Foundation's Director, Miki Vukovich. Grindline and it's team worked closely with the committee and the city throughout conceptual design and construction document submittals.Two of the three parks have since been constructed and are receiving high praise from the skateboarding community. During the construction phase on the Bishop Skatepark a last minute challenge arose. Due to maintenance issues, the city had to change a centrally located mandated green space to standard flatwork. Grindline stepped forward and suggested making this area a centerpiece of the park and designed a "volcano" feature which brought the skate ability of the park to a new level.The "volcano" has since become the focal point of the park. Grindline led a multidisciplinary team tasked to design and construct these parks. After conducting site analysis, Grindline came up with a skatepark system strategy which was approved by the city.This consisted of a 4,000 sq ft bowl at the Crossroads Community Center, a small 3,000 sq ft neighborhood 2 skatepark at the Lakemont Community Center and a 12,000 sq ft skate plaza located at the Highlands Community Center. The Lakemont site was a small sliver of land at the edge of a detention pond and pedestrian walking trail requiring careful design to create a skatepark that integrated with the existing topography. During construction limited access and its location along a walking path that was to remain open throughout construction made proper sequencing of material deliveries and concrete pours crucial for a successful completion. i Project Name: Kiwanis Skatepark Budget: Design $12,500 Construction $332,500 Location: Yakima, WA Size: 11,000 sq ft Project Manager: Matt Fluegge Dates: Design 6/05 - 12/05 Construction 6/07 - 4/08 Lead Designer: Matt Fluegge Reference: Bruce Floyd, Construction Supervisor, City of Yakima (509) 728 34570 Project Summary: This project includes a 5,000 sq ft bowl with a 6,000 sq ft street course. Grindline served as Designer and the Prime Contractor on this project. The construction site was located in an existing park, nestled between many mature, existing trees. Grindline incorporated the trees into the design creating skateable paths that went around the trees. This helped integrate the skatepark into it's surroundings and also gives the space a more open feel while skating the park. Problems securing the owners targeted construction budget delayed construction until summer of 2008. Grindline made use of it's in-house design staff and came up with an updated design that fit into the original bid, while offering exciting new features and techniques developed during the years that passed between design and construction. The result was an updated design with no added costs to the owner. Project Name: Lee and Joe Jamail Skatepark Location: Houston, TX Dates: Design 12/05 - 6/06 Construction 6/07 - 4/08 Size: 35,000 sq ft Budget: $1 ,900,000 Reference: Barry Blumenthal, Director Public Use Skateparks Houston (PUSH) (281) 658-4762 Project Summary: Grindline was exclusively selected to design and construct Houston's new public skatepark because of our extensive experience and reputation amongst skateboarders and past clients. Featuring 3 bowls and a large flowing street course, this 35,000 sq ft skatepark is one of the largest skateparks in the nation. The Owner's goal for this project was a design for the premier skatepark in the United States, a facility that would attract skaters from across the globe.We met the challenge of integrating this skatepark into an environmentally 3 sensitive 10cation.The site is located in a former bayou and has a highly fluctuating water table level.The drainage system is designed to use the bowls as detention to prevent build up of hydrostatic pressure under the park in the event of a major storm.This system was put to the test in September 2008 when Hurricane Ike hit Houston. The drainage system functioned as designed and the skatepark was back in operation in less than a week after the storm. To kick the project off Grindline met with Clark Condon (who was the prime design firm on this project), PUSH, and the rest of the design team to identify the specific goals, budget and schedule for this project. The result of this meeting was documented design criteria supported by all participants which formed the direction and basis of the preliminary design. Collaborating with all members of the design team, and based on the criteria set forth from the kick off meeting, Grindline developed preliminary concepts to present to back to the team as well as the community. During the preliminary design, meetings were held with the city project manager and the design team to verify progress, facilitate communication, and pro actively address any conflicts or concerns. During final design development, the city manager decided that the skatepark needed to be reduced about 25% in size due to budget constraints for construction. Grindline accomplished this under severe time restrictions while still maintaining the project goals. Later, the utilities review determined that no substantial skate elements could be built over an 18" pipe that ran through the site from the reservoir next door. Again, the design was modified to include green space and shade structures and form a natural separator between the street area and the larger advanced bowls. Once the City had completed their design reviews, the construction documents were drafted by our in house drafting team for comments and revisions. The final permit set was delivered to the Building Department and the project was given the green light for construction. The project was completed on time and within budget. Over 45,000 skateboarders have entered this park since opening in June 2008. We currently have 21 employees including 12 registered Professional's with experience in planning, engineering, and landscape architecture. Seventy per- cent of the company staff is located in Jacksonville.Approximately 70% of our business is derived from projects for various federal, state and local municipal agencies.We also have a balanced portion of projects serving the land development industry.We work in concert with developers, contractors, and architects as well as their construction management teams providing comprehensive surveying, land planning, landscape architecture and engineering services for municipal, educational, retail, institutional, industrial and office commercial projects as well as single and multi-family residential development endeavors. The skate park is located on 5 acres of the existing Ed Austin Regional Park. The skate park is a total approximately 20,000 sf. Phase I of the skate park will contains 8,000 sf and is mostly an urban street plaza style park, while the remaining is a mix of urban and traditional skate park design with a small bowl. Connelly & Wicker was responsible for the master planning of the overall 5 acres and assisted in the placement of the skate park within the overall site. CWI coordinated all permitting through St. Johns River Water Management District and the City of Jacksonville. Landscape design, hardscape design, and engineering components were also managed by CWI. The engineering consisted of all grading, sewer, and stormwater design. 5 KEY PERSONNEL Grindline has a proven history of meeting project objectives on schedule and within budget. Our office is staffed such that any given task can be performed on more than one project at any given time. Our Seattle office has a staff of 3 primary technical personnel and 3 support personnel working on current projects. It is the norm for Grindline to manage and administer multiple projects at any given time such that each meets its specified objectives. We believe that the keys to successfully completing overlapping projects are proactive scheduling, and task time management. The initial schedule development will be a cooperative effort between the client and the consultant such that each understands the objectives, limitations and critical steps in the process. With a schedule established, we firmly believe that it is up to the consultant to take whatever steps are required to keep the project on or ahead of schedule without sacrificing the quality of the end product. MATT FLUEGGE COO/PRINCIPAL PROJECT MANAGER, GRINDLlNE SKATEPARKS Matt Fluegge, will serve as Project Manager and Quality Assurance Director overseeing deliverables and milestones throughout the life of the project. Matt's focus and responsibility on this project will be to establish the project objectives for the Team once the design brief has been delivered by the city and the community. Matt will work closely with the design team throughout conceptual design, as well as with our in-house draftsman throughout the development of construction documents, assuring that the concept intent stays intact as it is transformed into working drawings and appropriate corresponding technical specifications. This ensures that the final design documents can be easily interpreted and executed by engineers and or qualified contractors taking the project into a construction phase. Matt's extensive level of field experience is invaluable during the design of the project because he can relay his perspective from the physical process of construction. Matt will also use this experience to perform on site observation during construction, making key visits at crucial milestones of the build. As Grindline's Senior Principal and Chief Operations officer, Matt oversees all of Grindline's construction and design projects. He is responsible for developing project scope and budgets, generating accurate cost estimates, overseeing preparation of constructions documents, communicating with clients, and project scheduling. Matt has extensive experience participating on interdisciplinary design teams, working with architects, engineers, surveyors, and artists. Matt reviews and approves all project deliverables, attends pre construction meetings and site visits, handles changes in the scope of contracts and gets final acceptance of the projects. Matt's a life- long skater with many years of field experience with skatepark design and construction. He brings a tech savvy perspective to the project team with his experience in a number of different drafting and estimating programs. Matt is seasoned in managing both skatepark design and construction having produced public bid documents and successfully completing millions of dollars worth of public works projects for Grindline. MICAH SHAPIRO LEAD DESIGNER - GRINDLlNE SKATE PARKS Micah Shapiro, Grindline's Principal Lead Designer, will be the main point of contact with whom the client's representatives will work with and talk to on a daily basis during project startup and design development. He has served as the project manager and lead designer on over 50 Grindline projects during the last 5 years and is well versed in the complexities of managing a project of this type and scale. Due to the nature of this project community input will be critical to the success of the project. Mr. Shapiro has extensive experience in coordinating this type of community input as well as balancing the needs of different user groups in order to provide a facility designed to accommodate all ages and abilities. His responsibilities will include day to day project management, coordination between the all members of the design team and the client, and design of the skateable elements. Mr. Shapiro will also be the public liaison during the project, attending all site visits, community input meetings and stakeholder meetings in Sunny Isles Beach. 6 Micah Shapiro is the Lead Designer of Grindline Skateparks Inc. His 25 years of skateboarding and 10 years of experience working in the skateboard industry, both as a team manager and a designer of professional contest courses allow him to have the his finger on the pulse of what is currently popular and where the future can go with the skateboarding youth of today. Micah's design solutions are rooted in the time-tested principles of the arts and sciences but are also cutting-edge in approach, tapping into the latest trends, demographics, behaviors, and research. He also has extensive experience working and collaborating with clients, communities and key stakeholders, understanding the significant value of local skateboarders' participation in the design of their Skate park. This process provides the local skatepark community with a sense of ownership in the project and imbues each park with a distinctive personality that fits the surrounding context and responds to the specific needs of the community. Micah is a certified AutoCAD and Rhino 3D operator which he uses to create realistic 3D models and construction documents of our award winning designs. EDDIE LAWRENCE SITE SUPERVISOR, GRINDLlNE SKATEPARKS As a Florida native, Eddie Lawrence will serve as foreman on this job. Eddie has 15 years of skatepark building experience, and has been a foreman for Grindline for the past 4 years. Eddie's strengths are his attention to detail and his ability to stay on budget and on schedule. He has been the foreman on 12 jobs, 8 of which are in the East Coast regions, such as Atlantic beach, FL, Stamford, CT, Fayetteville, WV, Wheeling, WV, Grove City, OH, Kokomo, IN, and Oxford, MS. Our edge over our competition is that our foremen come up with field alternates which can translate into plan ideas that value engineer and further improve our designs. They are able to make these new concepts work because of their years of concrete construction experience as well as years of skateboarding experience. ALLAN J. IOSUE, RLA, LEED AP BD+C VICE PRESIDENT - LANDSCAPE ARCHITECTURE, CONNELLY & WICKER Allan currently holds 12 years of experience in Planning, Landscape Architecture, Project Management and Land Development. He holds a Bachelors of Landscape Architecture from State university of New York College of Environmental Design and Forestry. He is an active member of the ASLA,APA and ULI, USGBC. His current role with Connelly & Wicker Inc. is primarily as Project Manager on Planning and Landscape Architecture projects. STEPHEN V. MANIS, P.E., LEED AP BD+C VICE PRESIDENT - LANDSCAPE ARCHITECTURE, CONNELLY & WICKER Stephen brings 28 years of experience in civil engineering to the team. He aquired a Bachelors of Science in Engineering from the University of Florida. He provides project management and design for master planning; preliminary engineering services; site development and utilities engineering design; environmental, stormwater and utilities permitting for residential subdivisions, high rise condominiums, apartment projects, industrial warehouse developments, commercial developments, school and college campuses, recreational facilities and military facilities. Stephen also regularly provides Quality Control and Quality Assurance reviews for Connelly & Wicker. 7 Our skateparks are designed to appropriately blend with their existing surroundings through the selection of custom materials, landscape detailing and the use of green or public space around the park. Special attention can be paid to utilizing a combination of berms, landscaping, and local trees/plantings to create functional viewing, socializing, and noise attenuation and shade areas that tie the skatepark in with the area's overall theme and function. Over the years, Grindline has developed custom techniques to add color. texture, structure and skate- able art into its projects - improving the skatepark aesthetic for its users as well as its surrounding community. Skate parks are not only athletic facilities, but are social gathering places and can be focal points for other activities like concerts, competitions, or open air markets. Facilities are designed to meet skating demands, incorporate areas for spectators, have sufficient parking areas nearby, integrate sufficient weather protection, and be fun and challenging for skaters at various skill levels. Designs also must include proper drainage and grading plans, site sustainability and maintenance factors. Safety awareness and Crime Prevention Through Environmental Design (C.P.T.ED.) concepts are reviewed and applied to the design of our parks to maximize safety while minimizing the opportunity for crime and accidents in a park. Our designs incorporate these factors through the separation of spectator viewing areas, good lighting, clear sight lines and elimination of areas of concealment, proper irrigation equipment and maintenance specifications. Our design process starts with a sequence of preliminary design and site meetings to determine the specific goals and expectations of the project. Collecting this information prior to concept development is crucial to accomplish a productive and creative design process. The first meeting with City staff will be to establish the overall project objectives including local demographics, end users, schedule and budget. On this project, the design team will collaborate with City staff to define the role and responsibilities for each member of the design team. As part of this meeting, the design team would conduct a site visit to review existing conditions and discuss specific opportunities and constraints with regards to the site. The primary goal of the community meeting will be to collect input, validate and appease common concerns, and establish a sense of ownership among both passive and active users of the facility. EngagingALL users in the initial planning stages is critical in the design process - designing a park that skateboarders of all ages and ability levels can call home is just as important as gaining the support and enthusiasm of local community interest groups. The community meeting will illustrate our skatepark philosophy to key stakeholders and the community in an interactive, full color presentation of the custom skate features and facilities included in the project. We will present the conceptual design submitted with this proposal which will then be refined down to a final concept based on direction and feedback from the City and community. The end result is a design produced from the ideas and · recommendations of ALL stakeholders involved with the project. We utilize our experience with skatepark construction with a thorough analysis of the site as well as local material and labor costs to produce a preliminary cost estimate.This is reviewed and refined throughout the design process to value engineer the design and preserve Realistic 3d models allow us to effectively communicate our skatepark the project budget. concepts to the client and community 8 During Final Conceptual Design, the public will have a final opportunity to view the design as well as see how it will be incorporated into the improvements planned for the surrounding areas. Once the final Skatepark documents are reviewed and approved, and all permits and licenses are acquired, Grindline would move into the construction phase. Our Field Superintendents are involved in the design process. working alongside our in-house designers and draftsmen to ensure the project's design intentions remain intact. Managing these skills within the same four walls gives Grindline's Design/Build process an advantage because: · We cater our construction documents specifically to our field crews. As we have implemented this process over 100 times we have developed a construction document package. which includes additional pertinent conceptual design information. to be sure that no information is lost from design throughout construction. · Our systematic communication with our own field crews educates us with cost effective ways to design and build cutting edge skateparks. On each project lessons are learned and new methods to value engineer our skateparks are developed. These are brought to the table and applied to our next project.This ensures that the Sunny Isles Beach Skate park will be engineered based on years of experience, and an extensive resume. · Our management staff tracks budgets and schedules on projects throughout the construction seasons across the US. As an established Design/Build Firm, the processes and relationships between our key departments cannot be matched by a temporary project partnership. Task I. Project Initiation 1.1 Kick-Off Meeting - City Personnel and Design Team will review and finalize the project objective including local demographics. end users. schedule and budget. 1.2 Site Visit - 1.2 Site Visit - Client and Design Team will walk the site and review current park master plan and any potential impact to it by the skatepark. The team will provide a geotechnical report and existing conditions survey of the project site. 1.3 Community Open House - The Design Team will meet with City Personnel and community members and facility users to discuss proposed Skatepark.We will use this meeting to introduce Grindline to the community and explain the design process, and how the community is part of that process. We will present the concept included with this proposal and get feedback from the community which will be used to create the final concept. The meeting will be an open forum for the public to ask questions and provide input on the proposed Skate park Design. 9 Task 2. Conceptual Design 2.1 Project Startup Summary Report - Grindline will submit a report summarizing the results of the Project Startup Meetings for the Client to review and approve, including: . Brief narrative listing the site constraints and opportunities · Finalized Program. Schedule, and Budget for remainder of design process · Summary of Public Input from Community Open House. 2.2 Conceptual Design - Upon approval by Client of the summary report, the Design Team will develop will create Final Concept to submit the Client to review and approve. Design team will also submit a cost estimate, and estimated construction schedule for Client to review and approve. Upon Clients approval of final concept plan, the Design Team will further develop the conceptual design for the skate park, and integrate the skate park with the surrounding park Task 3. Construction Drawings 3.2 Construction Documents - Upon Clients approval of Final Concept. The Design Team will develop and deliver construction documents for the Client to submit for permit. This submittal will represent the final documents and will include all required design information to construct the skatepark. Task 4. Pre Construction Submit and finalize Construction Schedule, Schedule of Values, Subcontractor Values, and MWBE Utilization Plan. Task 5. Permitting 5.1 Construction Permits - Obtain all neccessary permits for construction. Permits will be determined according to the following agencies: . SFWMD - Environmental Resource Permit · DERM - Stormwater Management Permit · City of Sunny Isles Beach - Civil Site Construction Plan Approval 5.2 Shop Drawings - During construction, The Design/Build Team will provide shop and working drawings as required for the Client to review and approve. Task 6. Construction Mobilize Field Crew to site and construct park per the final design drawings. Task 7. Consultation During Construction The Design Team and Construction Management will follow the construction of the skatepark, and address any unexpected changes in existing conditions and bring those to the attention of the Town for direction on how to proceed. After a review of the changes, the best possible solution or solutions will be brought to the Town for discussion and review of the impact to scope, budget and schedule. Task 8 Project Closeout 10 8.1 As Built Drawings - The Design/Build Team shall provide a set of "As Built" Construction Drawings at the end of the Project. 8.2 Warranty - The Skatepark is covered by an unconditional warranty on all building materials and workmanship for one (I) year from the date the City provides written acceptance of the project. If, within one year after the date of written acceptance any of the Work is found to be not in accordance with the requirements of the Contract Documents, the Contractor shall correct it promptly after receipt of written notice from the Owner to do so unless the Owner has previously given the Contractor a written acceptance of such condition. During the one-year period for correction of Work, if the Owner fails to notify the Contractor and give the Contractor an opportunity to make correction, the Owner waives the rights to require correction by the Contractor and to make a claim for breach of warranty. If the Contractor fails to correct nonconforming Work within reasonable time during that period after receipt of notice from the Owner or Architect, the Owner may correct such deficiencies. In such case an appropriate invoice shall be issued to the Contractor covering the reasonable cost to correcting such deficiencies, including Owner's expenses.
