Miami Gardens - the county's third- largest city - has made several deals in the past year. "We're 95% built out, and you just can't find vacant land here," City Manager Danny O. Crew says, The biggest deals include $8.9 mil- lion for 40 acres on which Cornerstone Developers had planned a townhome project. HIALEAH - A judge in Leon County ordered the liquidation of Hialeah- based First Commercial Insurance and its subsidiary, First Commercial Sunny Isles Beach, meanwhile, paid $9.37 million for nvo adjacent retail buildings on 1.4 acres and is about to I close on a third retail property just south of them. It plans to raze the buildings and create a park once the current ten- ants' leases expire. The city also closed recently on a 2-acre parcel, and is negoti- ating additional acquisitions. A continuing dearth of financing for private-sector buyers has given munici- palities an advantage in real estate deals. Banks are more willing to lend to mu- nicipalities, which tend to be long-term purchasers, and they also have other funding sources. "The market is right," says Sunny Isles Beach City Manager Rick Conner, "for communities that have the abil- ity to expand their parks systems and provide additional amenities to their community." ~ I , t .. This project is part of an effort for the city to buy abandoned or dilapidated properties and convert them into green public spaces. The park, which is currently in the planning stages, will consist of child playgrounds, amphitheaters, sculpture gardens and other pedestrian and recreational areas. The total length of project was approximately 5,400 linear feet and consisted of a 100' wide, 4-lane roadway with center median, The Project tasks included meeting with City of Hialeah staff and local regulatory agencies to establish design guidelines, conduct a utility search and identification of existing utilities and traffic controls, and review roadway design standards; designed and preparation of construction documents for the project that included the preparation of summary of quantities, roadway plan and profiles, roadway drainage, signage and marking plans, roadway lighting, MOT plan, specifications, and engineer's estimate of probable construction cost. Other responsibilities included coordinating all topographical surveys and geotechnical investigations, and all environmental studies including wetland mitigation reports and preparation of ERP permit. Permitting included all applicable regulatory agencies including City of Hialeah, SFWMD, CaE, DERM, and MDPWD. · Miami-Dade Expressway Authority, S.R. 836 Toll Plaza Expansion. Design Engineer for the design of the relocation of existing water and sanitary sewer mains along NW 9th Street as part of the S.R. 836 Toll Plaza Expansion. The project included design of 330 LF of 8" water main, 600 LF of 8" and 10" sanitary sewer mains, abandonment of existing water mains, and extension of existing water main encasements. ~ , · Design Engineer responsible for the design, preparation of construction documents, plans permitting, and provide pre-construction phase support services to the City of Hialeah for the construction of W. 36th Avenue (NW. 97th Ave) between W. 84th Street (N.W. 138th Street) to W, 76th Street.
