This is state of the art software that is recognized throughout the industry. We also perform this as a consulting service for clients. Here at Fastrack MCI we believe the construction schedule should be a tool for everyone to use. The reasoning behind this is the more detail that we can show, the better the decisions that can be made. A proper and detailed schedule gives the project a solid foundation to succeed. The thinking behind this is that everyone buys into the schedule, good, bad or indifferent so that all team members have made commitments to successfully complete the tasks at hand. We update schedules weekly internally and then present them to the owner during the weekly meetings. We put everything on the schedule from the shop drawings and other submittals right down to the activities such as; the owner approving colors and building department approvals. What this does is give the team the buy in to complete the activities within the specified time so that the project is not delayed. Projects do not fall behind due to lack of knowledge: they fall behind due to lack of decisions and lack of knowledge on when to make the decisions!! This is why you have a detailed schedule from the beginning. Development of schedule information from subcontractors is a critical process in the compilation of the project schedule. We, as the Construction Managers will perform a very detailed baseline schedule. We will then issue this to the subcontractors in the bid packages during the bidding. Then prior to awarding the project we will sit down with the sub and discuss crew sizes and productivity. Every sub is different, some may hang drywall faster but finish slower. You cannot use the same productivity for every project and every sub. This is why a detailed schedule sets the groundwork for a successful project. We sit down with the subs and then use Primavera and input the crew sizes and also input them by discipline. If the owner or any team member, including the subs, need only the specific trade, we can filter just those activities and only look at the impact on all of the areas that the sub needs to be performing work. Many other firms do not provide this because of the extra time it takes upfront. The benefit far outweighs the time. Usually when a project starts to go south the team does not have the time to do this; this is why it needs to be done upfront. Fastrack MCI is very highly motivated and also influential during the cost control process. We want to make sure there are no surprises during all of the phases for the entire team. This includes all of the phases from the design, the approved GMP, and final completion. We hold everyone including ourselves accountable, while making sure that the team sticks to the plan. The way that we ensure this happens is constant meetings during the initial design, coupled with a Schematic Estimate. At this stage it is still early enough to discuss which direction the project needs to go to stay within budget or have the entire team talk about options such as alternate designs, alternate plans on how to build the project, different types of materials, or even if the project needs to be phased so that design is conducive for future phases. The next development of costs are assembled from the design development drawings, where we provide a more detailed estimate, and where we start implementing our quantitative takeoff with our state of the art software MC2 along with on screen takeoff software. We can digitally overlay the different plans from the updates and readily tell what the changes are, color code them, and use our historical data base costs which are constantly updated. What this also does is set up the ground work for a constructability review. This process always eliminates change orders and helps the design team critique the drawings. What we can do when we receive a change in the documents we can overlay the sheets and it will recognize all of the changes. This lets us show the team if this is actually what they want while also allowing us to confirm that the subs are verifying and pricing what is actually needed and what was deleted. This has been a proven time saver while also reducing costs for the owner and the design team. What is meant by this is we have a strong outline of what is expected of all of the team members. We adhere to all of the submittal and information process. In the field we monitor all of the subcontractors work by daily inspections and written letters of non- conformance to the subcontractors. We inspect all of the work prior to sending in written inspection reports along with contacting the testing agency at least 24 hours in advance of any inspections so that the inspectors will be assured that it has passed the specified contract criteria. During pre -con we set up an action items log with dates, who is responsible, and who the parties are that have to respond. What this does is keep people in touch with the daily activities that need to take place. This does not replace the schedule for the project but it gives people an idea what the responsibilities are and when they have to have answers back to the team and if someone else in their office needs to address any issues. It takes the guesswork out of the weekly meetings from people using the excuses like "Oh I thought you were getting that permit" or comments like "Well we thought you were getting us that information, I will get you that next week at the meeting" People need to be informed of what is expected and what they need to do to keep the project moving in a positive direction. People do not fail because of lack of knowledge; they fail because they are not informed of what is expected from them, and when it is expected. Document Control and Communications Fastrack MCI's approach to document control and communications with the Owner and Architect is pretty simple. First of all, we use Expedition and Computer ease software to monitor all of our document control and communications with the Owner and Architect. In our attempts to go green computer ease has allowed us to scan in all documents to the specific project file. Thus allowing our project managers to access this onsite giving us the ability to act as a one stop shop. These programs allows us to monitor the project on a daily basis and gives the Owner and Architect the ability to log on to monitor the project at their leisure. In addition to this, we will provide a Monthly Report that will include everything from updated schedules, RFI's, submittals, meeting minutes, superintendent daily reports, C.O.'s & CCD's. Fastrack MCI also staffs our projects full time with an onsite representative, available to the Owner and Architect at all times. Fastrack MCI will look at all the different components that factor in to what types of materials can be used and where. This is based on design criteria, location, and clients needs. Design review Our design review includes a thorough redi- check. This allows us to compare, coordinate , and pick up mistakes to the drawings prior to the start of the project, thus minimizing change orders, and also additional cost to the owned. Budget estimating At Fastrack MCI we try to ensure that the owners budget is never increased. This is done through many different ways. FMCI estimates the entire project and uses our historical database for cost analysis. We couple this with the tremendous savings effort from our sub - contractors, to ensure the owners budget is kept in tack. Value Engineering During preconstruction we do a QA /QC review of the drawings. During this review we look at constructability, ADA compliance, drawing discrepancies, site usage and items pertaining to safety. We do this in order to try to eliminate any potential issues that might arise, prior to construction, so that we can minimize construction issues, RFI's and change orders. We do this to help keep cost down while maintaining the quality the owner expects. Fastrack MCI is very knowledgeable in all types of construction types and materials. This gives us the ability to do in depth Value Engineering Analysis of the project and find many ways to save cost without sacrificing quality for the owner while retaining the aesthetic integrity the Architect is looking for. For this process we look to see what the client /owner needs are for their facility. Also similar to option analysis we look at all of the maintenance items included in the project to determine if there is a better or more efficient means of achieving the same engineered requirements, thus providing the client /owner a long -term savings. This process includes all of the maintenance items from flooring to mechanical components. Constructability analysis Fastrack MCI uses state of the art software called On Screen Take Off (OSC). By using OSC we can over lay each of the sheets from the design plans and maker sure every plan is fully coordinated. This also allows us to quickly determine the effect and cost of any changes that may be made later in the design phase, which helps keep the project on track and on schedule. Change Order Negotiation Should an unknown condition arise which result in a change order, Fastrack MCI will estimate the cost if the change order and then submit it to the sub - contractor for review and to confirm it. Should it ever occur that the change order were to exceed the amount of the contract then Fastrack MCI will negotiate it with the subcontractor prior to presenting it to the owner. To date the only change orders that have been issued by Fastrack MCI are deductive change orders. FMCI believes in and strives to save the owner as much money as possible. Security Systems With Fastrack MCI's staff exceeding over 100 years of experience between schools and government building we are completely cognizant and well versed in the required security system. In the past we have represented clients for claim management where we conducted a thorough and proper review and analyzed all of the items and presented. We then have helped our client get through this process. in the history of Fastrack MCI's we have never been involved in any claims ourselves with any clients. Project close -out Project close -out starts from day one at Fastrack MCI. We compile a binder containing all submittals from day one. This allows closeout to be a quick and thorough process. Fastrack MCI usually hands in the closeout documents within a few weeks of the projects completion. Here at Fastrack MCI, we have someone from our firm on -site regularly. This allows us to monitor the progress of the job and make sure that all products meet the specified standards. Whatever doesn't meet the required specifications can then be replaced in a timely fashion /as not to adversely effect the schedule. To make sure the client gets what they paid for Fastrack MCI schedules a 9 month walk through where a qualified member of our team joins the client on site to do a inspection.
