Company Information: a) Alta Management Company, Inc. is a State of Florida corporation established on October 31, 1997. Bill Prado is the President and sole owner of corporation. Attached, we included Corporate Documentation as well as a copy of the 2011 -2012 Miami -Dade County Tax Receipt, pages #5 -8. b) Alta Management Company, Inc. is an active State of Florida Certified General Contractor, with License number CGC- 027742. This active status has been maintained since the Company's inception. Bill Prado is the qualifier of the corporation and also holds a LEED GA certification # 10643370. Alta Management Company, Inc. Request for Proposal No. 12 -06 -01 2. Qualifications: For over a decade, Alta Management Company has successfully provided Construction Management Services to owners. Although the bulk of our work has been in South Florida, we recently provided consulting services to a project in Montreal, Canada. Unlike almost all of our competitors, we do not blend our Construction Management Services with other disciplines, such as engineering, architecture or standard construction. We are exclusively, an 'Owner Representative' Company. Since the beginning of Alta in 1997, every single project that we have done has been under a Construction Management Agreement. We have an in -house ability to create, analyze and print Primavera P3 & P6, SureTrak and MS Project Schedules. We also have extensive estimating and pricing software and tools that give us an edge when negotiating Change Orders. Our past experiences in handling all levels of construction implementation and documentation has been proven by the successful completion of our Projects. 3. Staffing: As customary with our company, Bill Prado always takes the lead role in the Construction Management of all of our projects. Therefore, Mr. Prado commits himself on a full -time basis exclusively to the Gateway Park Project and will be the onsite representative. Based on the nature of the work and also the value of the Gateway Park Project, one person is more than enough to handle the services. A resume of Mr. Prado is attached, on page #12 & 13. Historically, our rule of thumb for Construction Management Services has been around the $25 Million of volume of work per person. So in the event that the size of the Project grows larger than the projected budget, additional staff is available. 4. Approach / Methodology: Our ability to perform comes by means of setting an initial Program that defines the goals of the Project. We define the time by preparing our own internal Primavera Schedule and using this tool by comparing it to the General Contractors own schedule. We further define the costs by doing our own internal estimate and comparing this to the General Contractors schedule of values. We have learned to administer these Programs and its implementation by means of our Construction Management capabilities. Since the Gateway Park Project is a `Design - Build' project, the key concern will be to maintain the quality standards throughout the construction period. These quality standards are set by the Owner when the construction documents are approved, but most importantly, they need to be confirmed when shop drawings are submitted for approval and also during construction process. Experience & References: a) Alta Management Company's Project Experience for the last 10 years is listed below: • 2010 to 2011 F. CATANIA & ASSOC. 1420 Royal Mount Montreal, Quebec, Canada Program and Procurement management services for the Chateau Maplewood Condominium Project in Montreal. The project has a potential LEED Silver Rating. The Project consists of the remodeling of an existing `Historical Structure', built in 1925 and the addition of a six story underground garage. The 142 Unit, high -end Project has a total budget of $180 Million. A recommendation letter by the Owners of the Project, by Mr. Andre Fortin, President of F. Catania, is attached on page #14. • 2008 to 2010 ARTECITY MANAGEMENT, INC. 2100 Park Avenue Miami Beach, Florida Construction Management services for the Arte City Condominium Project in Miami Beach. Total Project cost volume was $43 Million. Project consisted of a total of five buildings, a 6 story- 55 unit tower, a 5 story- 57 unit tower and three stand alone two story, "historical" buildings with 28 units, for a total of 140 units. Project included a one level, `underground basement' parking garage. The Owner's of the Project are based in Italy and no longer available. Attached on page #15, is a letter of recommendation from Mr. Erik T. Lewis, who was the Bank inspector for the lender. Mr. Lewis was also the Corus Bank Inspector for the Continuum II Project. • 2005 to 2008 SOUTH BEACH OCEAN PARCEL II, LLC 100 South Point Drive Miami Beach, Florida Construction Management services for the 40 story, 207 Unit, The CONTINUUM Phase II Condominium Project in Miami Beach, Florida. Total Project cost volume was $200 Million. The Project included a two level `podium' parking garage, the adjacent Pavilion Restaurant, 14 Cabanas and a resort style Main Pool. The Project was successfully completed in March of 2008. A letter of recommendation from Seth Goldman the Director of Development is attached on page #16. • 2002 to 2005 MERCO GROUP, LLC 6365 Collins Avenue Miami Beach, Florida Program & Construction Manager for the 48 story, 386 Unit, AKOYA Condominium Project in Miami Beach, Florida. The Project included an adjacent 6 story parking garage. Total Project cost volume was $175 Million. Our firm was hired by the lender, Corus Bank, to provide verification for the monthly payment application by the Owner and Contractor. During my monthly inspections for this large project, I noticed Bill's superior experience and professional attitude in keeping the General Contractor on track. The Continuum II Project was completed in early 2008 and it was probably one of the few successful residential projects during a very challenging period in the marketplace. Later, in the summer of 2008, I had the pleasure of working again with Bill Prado on the Arte City Project in Miami Beach, Florida. Corus was again the lender this complex project, and in fact was instrumental in assigning Bill to the development and construction team as a necessary support to Owners of the development. The project was mired in complex circumstances due to the termination of the initial general contractor in March of 2008 for refusal to honor their GMP, as well as a very complex insurance workout related to considerable storm damage to the structure, finishes, and equipment. Bill stepped in as Construction Manager and very ably worked with the all parties to ensure the best possible transition, improve the quality and coordination of the work, resolve the insurance claims, and to maintain the subcontractor's confidence in the project. Bill also managed the successful demobilization of the work when the lender was taken over by the FDIC and funding was stopped.
