Having completed the Sunny Isles Beach Government Center in 2005 we look forward to working with the City again on the upcoming Gateway Park project. Weitz brings several unique qualifications to the City that will benefit the Gateway Park project execution. First, Weitz is a Construction Manager with 34 years experience in South Florida. This is of benefit to the City because we have utilized every structural and building system currently available which enables us to look at the proposed plans and specifications and provide valuable in -site into how to accomplish the goals in the most effective way for the City and Developer. As evidenced by our extensive repeat client relationships we stay in touch and understand how the buildings that we helped develop are operating and what are the successes but more importantly the failures that lead to undesirable life cycle performance. This data and experience will be utilized on the Sunny Isles Beach project to balance first cost with long term maintenance cost (i.e. life cycle cost). The second reason Weitz is best suited to perform the work is we understand South Florida construction cost intimately. Because we actively price work and compete for projects on this basis we know what each component in the project costs today. This means with Weitz as your advocate, the City will have first hand cost information to ensure the best value is received during value engineering, the establishment of the project price and subsequent request for changes. Weitz understands schedules, the required production and the resources required to meet dates. Because we are often tasked with delivering projects on tight time lines we have unique scheduling tools that we will bring to the project to "smoke out" issues and most importantly identify plans to correct them. As evidence of our ability to meet critical time lines we offer the fact that we have never been assessed liquidated damages on a project since we have been in South Florida. By working closely with the Developer and the City we will make sure the Gateway Park project is delivered on -time. Weitz understands the opportunities, issues and challenges associated with the design -build and construction process. Because we often contract with Municipalities under this arrangement we will bring unique insight to the City of Sunny Isles Beach. Weitz is serving as Program Manager/ Construction Manager for this $280M project. We will create a sample room for future reference as materials are installed. • We will perform QC checks on a daily basis to ensure materials and workmanship are in compliance with approved submittals and documents. We will utilize The Weitz Company Quality workbook to ensure that each phase of the work is reviewed, documented and signed off prior to the next phase beginning. As an example, we will check window installation and perform test before drywall work is permitted to begin in order to catch and mitigate any leaks. We will prepare a punchlist at each of these phases in order to minimize issues at completion. • We will review the pay request and walk the project with the design - builder to confirm percent complete and agree on progress. • We will manage the permitting process in conjunction with the design - builder. The lack of comparable space in the commercial market in the event of the destruction of these buildings makes hardening them extremely important. The hardening consists of replacement of the existing glazing, skylights, exterior doors and frames, and overhead coiling doors to comply with current code requirements to withstand winds up to 140 mph. This project challenged the Weitz team with several logistic problems including: • Careful planning and execution of daily night time work without disruption of day time activities.
