A RESOLUTION OF THE CITY COMMISSION OF THE CITY
OF SUNNY ISLES BEACH, FLORIDA, AMENDING
RESOLUTION NO. 14-Z-149 TO EXTEND THE TIME PERIOD
TO OBTAIN A BUILDING PERMIT BY CHABAD LUBAVITCH
RUSSIAN CENTER OF SOUTH FLORIDA, INC., (THE
"APPLICANT") FOR THE PROJECT ENTITLED "488 & 500
SUNNY ISLES" LOCATED AT 488 & 500 SUNNY ISLES BEACH
BLVD. IN ACCORDANCE WITH SECTION 265-11 (L) OF THE
CITY CODE; AUTHORIZING THE CITY MANAGER AND THE
CITY ATTORNEY TO DO ALL THINGS NECESSARY TO
EFFECTUATE THIS RESOLUTION; PROVIDING FOR AN
EFFECTIVE DATE.
WHEREAS, the Applicant has requested a second extension of time to pull a building
permit in accordance with Resolution No. 14-Z-149, adopted on December 18th, 2014; and
WHEREAS, the Applicant's first zoning approval extension was approved under
Resolution No. 2016-2651 passed and adopted on December 15th 2016, and is set to expire on
December 18th, 2017; the Applicant has stated good grounds for the second extension request;
and;
WHEREAS, the City Commission wishes to approve the request for second extension
and extends the zoning approval issued under Resolution No. 14-Z-149 to June 21st, 2018.
NOW THEREFORE, BE IT RESOLVED BY THE CITY COMMISSION OF THE
CITY OF SUNNY ISLES BEACH, FLORIDA, AS FOLLOWS:
Section 1. Approval of Extension Request. Pursuant to Section 265-11(L) of the City Code,
the City Commission hereby approves the request for second extension submitted by the
Applicant, Chabad Lubavitch Russian Center of South Florida, Inc. and extends the zoning
approval issued under Resolution No. 14-Z-149 to June 21st, 2018.
Section 2. Authority of the City Manager and City Attorney. The City Commission provides
the City Manager and City Attorney with the authority to do all things necessary to effectuate this
Resolution.
Section 3. Effective Date. This Resolution shall become effective upon adoption.

Extension of Unexpired Site Plan Approval for the
RE: Chabad Lubavitch Russian Center of South Florida, Inc.
under Zoning Approval Resolution No.14-Z-149
RECOMMENDATION:
This Resolution is presented for your consideration.
REASONS:
The Applicant "Chabad Lubavitch Russian Center of South Florida,

Inc." has requested the extension of an unexpired site plan approval
under Zoning Approval Resolution No.14-Z-149. The Applicant is
requesting an additional 6-months to pull a building permit for such
project. In addition, the Applicant is anticipating to propose a site plan
• modification within this proposed six-month extension to scale the
project down.
