<br />Prime Lease, at such times as the CPI increases apply to the Base Monthly Rent as set forth
<br />in Section 4.1 of the Prime Lease (e.g., every five years). Notwithstanding the foregoing,
<br />adjustments in the Floor and Ceiling based on the increases in the CPI will never increase
<br />more than fifteen percent (5 years x 3% = 15 %) from the prior Annual Gross Sales of
<br />Subtenants.
