Schematic Design <br />Upon approval of the Programming Phase, we will <br />proceed into the Schematic Design Phase. The goal of <br />this phase will be to create a safe, secure, functional, and <br />aesthetic design that meets the project objectives. <br />Compromises among program requirements, budget and <br />quality, appearance, security, and energy efficiency, along <br />with many other decisions, will be made based upon input <br />from the City. <br />The Schematic Design submittal will include more detailed <br />plans and a review of program requirements, together <br />with a cost analysis and its relationship to the established <br />budget and program. <br />C. Design Development <br />During the Design Development Phase, all of the issues <br />left unresolved at the end of Schematic Design will be <br />flushed out and all engineering systems established. The <br />design itself will achieve the refinement and coordination <br />necessary for a truly polished structure. Without this phase, <br />too many important areas of design exploration are <br />compressed into the Schematic Design Phase or left to <br />construction drawings. <br />The Design Development Phase will include detailed <br />drawings of the building plans and will detail equipment <br />locations, area calculations, finishes, fire code <br />requirements, and building materials. Engineering (MEP) <br />drawings and calculations will be provided in sufficient <br />detail to identify systems and equipment modifications and <br />the participation of specialty engineering items, if required <br />by the program. <br />D. Final Construction Documents <br />The Contract Documents Phase will bring to completion <br />all drawings and specifications necessary for construction. <br />All drawings will be checked for completeness and <br />coordination among disciplines. Final engineering <br />calculations will be submitted, and specifications will be <br />finalized with attention to standard materials and methods <br />of construction. <br />This phase will include: <br />• Project management <br />• Coordination with City of Sunny Isles Beach <br />• Consultant coordination <br />• Periodic project meetings with all parties <br />• Review all documents for design Intent <br />• Monitor the reviews with all applicable agencies <br />E. Bid/Negotiation Phase <br />During this phase, if the design/bid/build method is <br />selected, we will generate all of the necessary bid <br />documents based upon the City’s legal requirements as <br />part of our Technical Specifications book. We will then <br />assist the City in the distribution of the Contract Documents <br />to contractors interested in bidding the project. We will <br />issue clarification and additional information addenda to <br />the bidders, as necessary, to ensure the most competitive <br />bidding climate. <br />Upon receipt of the bids, we will review the submitted <br />documents for conformance to the bid requirements and <br />assist the City in ranking the bidders and the ultimate <br />award of the contract. <br />F. Construction Administration <br />Saltz Michelson Architects will provide staffing for the <br />Construction Administration Phase which will include <br />monitoring quality compliance, observing construction/ <br />installation status, reviewing submittals, and completing <br />other customary construction phase services as Owner’s <br />Representatives. Monitoring and coordination will begin <br />when the construction contract is awarded and will <br />continue throughout the life of the project. <br />Personnel will be assigned to the project to the degree of <br />expertise necessary to monitor the construction progress <br />and assist in administrative activities. Professional and <br />administrative support office personnel will also be <br />assigned. The total CA Phase will be directed by the <br />Project Manager. This phase will include: <br />• Project management <br />• Consultant coordination
