Participation with Governmental Agencies <br />On behalf of the City, we will interact with all of the <br />governmental agencies as necessary to obtain building <br />permits and effectively execute any approval process <br />necessary. We have completed a variety of public and <br />private entity projects in the hurricane prone regions of <br />South Florida. <br />E. Innovative Concepts to Enhance Value, <br />Quality, and Control Cost & Schedule <br />Saltz Michelson Architects is committed to meeting all time <br />and budget requirements specific to your contract - as well <br />as providing you with highest quality design and service. <br />1. Maintaining Time Schedules <br />Our careful planning and effective scheduling is based <br />on our understanding the relationship of time, money, and <br />resource utilization within the office and specifically for the <br />scope of work. Creating an outline that defines the project <br />in concise and controllable components will develop this <br />understanding. <br />Schedules will be developed for each of the project <br />elements so that the actual performance can be compared <br />to the outline schedule. Control of the overall project <br />performance will be achieved by: <br />1. Monitoring every activity in progress <br />2. Immediate identification, evaluation, and <br />implementation of corrective actions to restore the <br />progress <br />3. Cost control by evaluating design alternatives and the <br />extensive experience of our senior staff <br />2. Maintaining Cost Control/Value Engineering <br />As no client has unlimited resources, we consider <br />maintaining cost control and designing to the budget to be <br />among our most important functions. Alternative materials <br />and methods of construction will be evaluated to <br />ensure that the City of Sunny Isles Beach gets the <br />most for its construction budget. Economics will be an <br />ongoing consideration in the programming, design, and <br />development phases. <br />During the course of preparing design development, <br />construction documents and specifications, and in <br />conjunction with facility personnel, we will review <br />materials and systems alternatives for purposes of <br />value engineering. Long-term value versus higher up front <br />costs will be identified and discussed. <br />Probable cost statements may be prepared at each stage <br />of the project to monitor the size and design of the facility <br />against the budget. Our experience with similar projects <br />will assist us in estimating preliminary budgets, as well <br />as the use of industry publications such as R. S. Means, <br />giving us the most current square foot project costs. <br />3. Quality Assurance/Quality Control <br />Quality is an ongoing improvement process for us to <br />surpass the City’s expectations. With an emphasis on <br />definition, communication, coordination, cooperation, and <br />consistency, we approach each project as a team intent <br />on producing world-class architecture in the context of <br />your goals.
