POINT OF CONTACT TELEPHONE NUMBER <br />305.774.0110 <br />Aventura ParkSquare is a mixed-use center located on a <br />7.5-acre site at the intersection of NE 30th Avenue and <br />NE 207th Street in the City of Aventura, Florida. This <br />upscale, mixed- use center includes 60,000 SF of retail <br />and restaurant space, 129,000 SF of office space, a 200- <br />bed hotel, 150 apartments, and an assisted living facility <br />with 200 beds. <br />The site was partially operated as unpermitted <br />construction and demolition debris landfill in the 1970s <br />and 1980s. Site assessment was conducted to <br />investigate the soil and groundwater impact due to the <br />historical site use. The assessment results reported <br />elevated arsenic, polycyclic aromatic hydrocarbons <br />(PAH) and total recoverable petroleum hydrocarbons <br />(TRPH) in soil, elevated ammonia and iron <br />concentrations in groundwater across the site, and elevated aluminum concentrations in groundwater along the property boundary. These <br />concentrations were in excess of the Groundwater Cleanup Target Levels (GCTLs) and Soil Cleanup Target Levels (SCTLs) in Chapter 24-44, <br />Code of Miami-Dade County. The existing soil and groundwater data indicated that a No Further Action with Conditions is achievable for <br />the property, along with source removal in select areas and natural attenuation monitoring for the groundwater. Additionally, Langan <br />determined that institutional and/or engineering controls are applicable. <br />Langan performed the following environmental assessment and development services: <br />•Site Assessment Report Addendum; <br />•Preparation and implementation of a Soil Management Plan; <br />•Preparation and implementation of an Air Monitoring Plan; <br />•Design of engineering controls; <br />•Preparation of an Engineering Control Maintenance Plan; <br />•Preparation of certificate of completion; <br />•Preparation of an NFAC proposal; <br />•Geotechnical engineering studies; <br />•Soil boring advancement; <br />•Monitoring well installation via hollow stem auger; <br />•Soil and groundwater sampling; <br />•Right of way permitting for off-site monitoring wells; and <br />•Maintenance-of-Traffic (MOT) plans. <br />Langan also performed site planning, stormwater management design, plat amendment, traffic analysis, traffic signal warrant analysis, <br />utility coordination services and geotechnical services to develop a comprehensive site/civil, geotechnical and environmental engineering <br />program at the overall benefit of the project. <br />25.
