Dodge City Center (City Center). This project will <br />be constructed south of Pines Boulevard, between Hiatus Road and Palm <br />Avenue. The project will be constructed in three phases, including two <br />commercial areas, 365 units of apartments, 387 units of multifamily <br />housing, a hotel and the development of the City Center. There is a 6.5- <br />acre empty lot pending future development. According to the proposed <br />plans, future customers/residents will be able to access the development <br />through several roadways, including Washington Street (St.) and Hiatus <br />Road (Rd.); Hiatus Rd. and Palm Avenue (Ave.); Pines Boulevard <br />(Blvd.) with 103 Ave, 106 Ave. and 108 Ave.; City Center Blvd. and Palm <br />Ave.; and SW 7 St. and Palm Ave. <br />The objective of this traffic impact study was to determine the impact of <br />the vehicular traffic generated from the proposed development project. <br />The traffic analyses focused on determining the effects in a 2-year <br />projection time period and assessed the existing and future conditions <br />with and without the project’s generated vehicular traffic. The scope of <br />work included traffic data collection, trip generation analysis, trip <br />distribution, trip assignment, crash history and capacity/level-of-service <br />(LOS) analyses.
