CITY OF ISLES BEACH | 17 <br />DPROJECT APPROACH <br />The entire team will stay involved to some degree, as the <br />construction documents and specifications are developed <br />to ensure detailed drawings and continuity. Gisselle will <br />work closely with Isis to develop details and solutions to be <br />reviewed for constructability and budget feasibility with the <br />general contractor. Having a comprehensive knowledge <br />base of the City’s requirements will enable the team to effi- <br />ciently produce clear and thorough drawings for bidding, <br />permitting, and constructability. <br />George will also coordinate reviews of the construction <br />documents at 50%, 90%, and 99% complete to ensure <br />accuracy. Before each of these reviews, Isis will cross- <br />check all drawings to ensure thoroughness and consultant <br />integration. <br />In order to provide continuity on the project and effec- <br />tive management of the documents, the Construction <br />Administration Phase services will be led by Isis under <br />the direction of Marlene, with assistance from other team <br />members as required. IA will maintain logs for all submit- <br />tals, RFI’s, change proposals, and deficiency reports. <br />These logs are the backbone of the administration pro- <br />cess, permitting proactive management and tracking of the <br />information. We have anticipated IA will provide services <br />throughout this phase, with additional assistance from the <br />consultant team at appropriate intervals. <br />Gisselle will accompany Isis on site visits during construc- <br />tion to verify it is in conformance with the contract docu- <br />ments, and confirm continuity of the design. Isis will work <br />with Gisselle in responding to RFI’s from the general con- <br />tractor, reviewing suppliers' submittals for compliance with <br />the contract, attend project and coordination meetings, <br />prepare the punchlist, assess completion of punchlist and <br />close-out the project with as-builts/ close-out documents. <br />Additionally, Gisselle will remain involved in the construc- <br />tion administration phase to assist with the delivery and <br />installation of the furniture. <br />PROJECT QUALITY CONTROL <br />Extensive communication and interaction with the City <br />during the programming, planning and design phases are <br />critical. Intermediate project reviews/updates are sched- <br />uled during the course of each phase to obtain input from <br />the client. <br />Additionally, at the conclusion of each project phase, prior <br />to continuing into the next phase of work, IA presents all <br />concepts and selections to the client for final approval. This <br />includes pricing sets at the end of Schematic Design and <br />Design Development, to assist in cost estimating efforts.
