CITY OF ISLES BEACH | 17 DPROJECT APPROACH The entire team will stay involved to some degree, as the construction documents and specifications are developed to ensure detailed drawings and continuity. Gisselle will work closely with Isis to develop details and solutions to be reviewed for constructability and budget feasibility with the general contractor. Having a comprehensive knowledge base of the City’s requirements will enable the team to effi- ciently produce clear and thorough drawings for bidding, permitting, and constructability. George will also coordinate reviews of the construction documents at 50%, 90%, and 99% complete to ensure accuracy. Before each of these reviews, Isis will cross- check all drawings to ensure thoroughness and consultant integration. In order to provide continuity on the project and effec- tive management of the documents, the Construction Administration Phase services will be led by Isis under the direction of Marlene, with assistance from other team members as required. IA will maintain logs for all submit- tals, RFI’s, change proposals, and deficiency reports. These logs are the backbone of the administration pro- cess, permitting proactive management and tracking of the information. We have anticipated IA will provide services throughout this phase, with additional assistance from the consultant team at appropriate intervals. Gisselle will accompany Isis on site visits during construc- tion to verify it is in conformance with the contract docu- ments, and confirm continuity of the design. Isis will work with Gisselle in responding to RFI’s from the general con- tractor, reviewing suppliers' submittals for compliance with the contract, attend project and coordination meetings, prepare the punchlist, assess completion of punchlist and close-out the project with as-builts/ close-out documents. Additionally, Gisselle will remain involved in the construc- tion administration phase to assist with the delivery and installation of the furniture. PROJECT QUALITY CONTROL Extensive communication and interaction with the City during the programming, planning and design phases are critical. Intermediate project reviews/updates are sched- uled during the course of each phase to obtain input from the client. Additionally, at the conclusion of each project phase, prior to continuing into the next phase of work, IA presents all concepts and selections to the client for final approval. This includes pricing sets at the end of Schematic Design and Design Development, to assist in cost estimating efforts.
