16 | IA INTERIOR ARCHITECTS <br />The core team is ultimately responsible for the success <br />of this project. Marlene will, in collaboration with the <br />City’s Team, develop a master project schedule/budget <br />and monitoring and maintain these control mechanisms <br />throughout the project. <br />In-House Team Meetings: Isis Fumero, Account <br />Project Manager, will be the City’s primary point of <br />contact and will assemble the core team/consultants, as <br />required, to review project objectives, status, and changes <br />in requirements. She will review progress against the proj- <br />ect schedule as well as the budget to confirm consistency <br />in approach, level of effort, and decision-making. <br />Client Team Meetings: Isis will work with the City’s Team <br />to establish a schedule for regular client team meetings <br />to review the progress of specific tasks. The communica- <br />tion between the project team and consultants will be con- <br />tinuous and active. Isis and Gisselle Amador, Account <br />Project Designer, will develop a schematic design that <br />fosters a collaborative workplace and is based on the <br />due diligence information discovered in previous work- <br />ing sessions with the City. The firsthand knowledge and <br />data gleaned from these previous meetings will inform and <br />enrich the design, aiding the City in its vision to create an <br />innovative, community space. <br />Utilizing their in-depth knowledge of the client's require- <br />ments, the team will create “just-in-time” spaces from <br />heads down individual work to collaborative areas that <br />accommodate small and large groups. Gisselle will col- <br />laborate with the team to identify all FF&E components, <br />including furniture products/finish palettes. <br />While the Schematic Design is under way, Isis and George <br />De La Hoz, Account Technical Director and Code <br />Oversight, will work with the team to identify base build- <br />ing infrastructure criteria and verify that the space plans <br />meet code requirements. <br />Our approach to the code review and permitting process <br />is to establish a relationship of professionalism and clear <br />communication. This is accomplished through well pre- <br />pared, integrated documents, which include color anno- <br />tated exhibits addressing all pertinent issues and sensitivi- <br />ties communicated by the governing agencies. The rela- <br />tionship between the building department and the design <br />team (including the MEP and general contractor) starts at <br />the beginning of the project with a formal meeting with the <br />building and fire departments. <br />This introduces the project team and the project, and veri- <br />fies consistencies in code interpretation. Toward the end of <br />the Schematic Design and Design Development, additional <br />city review meetings will be scheduled to further ensure <br />code compliance. By permit application, the governing <br />agencies and the general contractor are so comfortable <br />with the documents that plan reviews are expedited. <br />During the Design Development phase, the entire team <br />will continue to develop the floor and reflected ceiling <br />plans and elevations. The team will select all FF&E com- <br />ponents, including furniture dealers and products, define <br />base building infrastructure elements that impact the proj- <br />ect, develop the schedule and identify long-lead items, <br />confirm the budget and scope assumptions, and facilitate <br />a value engineering session, if necessary. <br />PROJECT APPROACH & UNDERSTANDING
