(baw This option entails maintaining the current boundary, <br />the vision and the guiding principles of the TCNO as <br />adopted in the Comprehensive Plan. <br />This path, nevertheless, would involve adding certain <br />parametric adjustments as counseled by the Florida <br />Department of Economic Opportunity (FLDEO), the <br />state agency responsible for providing statutory <br />review of Florida communities` comprehensive plans <br />and plan amendments. Development density and <br />intensity measures, which are absent in the TCNO <br />today, must be added for compliance with the Florida <br />Statutes, Section 163.3177 (6)(a). <br />The reaction to leaving the overlay "as is" would be <br />expected to be favorable, based onthe input collected. <br />However, the reaction could differ depending on the <br />exact density metrics that are adopted. The City has <br />a margin of flexibility in addressing the matter of <br />future density and intensity in the TCNO. Whichever <br />direction the City decides to go, it must ensure that <br />the metrics in the Zoning Code are consistent with <br />ll(iiiiiw those of the Comprehensive Plan. <br />The City must also address changes to the TCZD <br />zoning to respond to the adoption of the TCNO.
