Our goal is to provide a completed project <br />that meets the needs of our client and the end user. We believe in working closely with you, the client, and <br />our consultants to complete a thoroughly coordinated project. CPZ’s project approach is both systematic and <br />progressive. As the Architect, we will be the designers of your building and overall site functions. The <br />functionality of the facility, both site and building, will be our top priority. This shall be blended into an <br />aesthetically pleasing design that you can be proud of in your City. Our staff includes LEED accredited <br />professionals to assure that your new facility is sustainable, provides a quality indoor environment and is <br />energy efficient. We are also experienced in other forms of certifications including Green Globes and Florida <br />Green Building Coalition. We believe in working closely with you, the client, and our consultants to <br />complete a thoroughly coordinated project. Our project method approach usually as follows: <br />Programming <br />The first part of this project is the programming and recommendations report. <br />CPZ will issue a questionnaire for Staff to fill out prior to our first <br />programming meeting. In this phase the design team will meet with staff to <br />review all the project goals and gather all the analysis data. Then we will meet <br />with all the departments concerned and determine the project specific needs, <br />requests and budget for the entire project. These meetings are essential for the <br />Design team and City staff to work together. During the programming <br />phase we will meet on the site with our design consultants and provide a due <br />diligence site report. This due diligence report includes all discipline reviews <br />and code analysis, zoning requirements and City and County ordinances <br />review. CPZ will also meet with Planning and Zoning during this phase to <br />review the entire project for master planning and site plan approval process. <br />We also request our clients to provide a survey and the geotechnical services <br />during this phase. Once all programming requirements mentioned above are <br />completed, the design team will issue a programming report. <br />Once a facility program is developed, we will be able to identify the <br />total building square footage as well as the parking and vehicle storage <br />areas that will be required. This will allow us to start the review of <br />available building/sites (Tracts A, B & C. As an example, we assisted <br />the City of Coral Spring’s in the evaluation of an existing tilt wall <br />warehouse that was for sale for use as a Public Works and Fire <br />Administration Facility. We determined that the existing building was able to be utilized and had enough <br />interior height for the vehicle lifts in one area and in the other areas allowed for a second floor to be installed <br />within the existing structure. Based on the title wall nature of the building, we were also able to reinforce the <br />structure so it could be utilized as an “Essential Facility” during emergencies. <br />Conceptual Design <br />Once the programming phase has been completed and with the scope in hand, we <br />will develop a project milestone schedule and begin schematic design. During <br />schematic design we request that the City’s Project Manager identify all City <br />departments and users that will provide input on the project. CPZ will then set a <br />kickoff meeting with all members of the City and all members of our design <br />team. Several meetings will follow as the design evolves. As a starting point, <br />our project manager will develop several preliminary master plan and floor plan <br />options for review and then request a meeting with the City and selected staff for
