Le Maisonneuve To the sunny isles beach commissioners My name is Joel Guerin I am the general manager and maintenance manager of le Maisonneuve we are presently under going the restoration and painting of our building in which we hired S & D engineers and Mayga construction to do the restoration and painting we also hired Frangois Maclellan from elite American builders as advisors for the work we now hired Adwave Graphics Inc for our new signage , the plan we're issued and denied by zoning due to new building code, only allowing 48 square feet of signage only. This letter is for a request of allowing us to allow us to have 72 square feet of signage which is in 2 sections of 36 square feet per signage for our 2 wall that are at the entrance of our driveway one facing north and the other facing south Le Maisonneuve has been painted on both walls with a spot light on the ground facing the signage, this variance is for 2"raise letter and led light as per plan attached we feel that it will be better looking and also safer, electrical wise we won't need electric on the ground in which when heavy rain we have our spot light under water and also our address is 17700 and south of us is 17720 when we give our address to anyone they are looking south of 17720 in which it should be north of us but it is youth of us and make it difficult for someone new to find us especially when our number are at our canopy level, so the new signage will make easier for anyone to come if you arrive from the north the signage Will be visible on the south wall and coming from the south it will be visible on the north wall in which does create a safer drive coming into our property, it will be a better appearance also. As with respect to you we are asking to consider our variance request and allow the signage to be done on both walls so that we may finalize this and continue on future restoration.
