Land Use: Medium to High Density Residential <br />This category is generally characterized by mid to high-rise multifamily <br />developments (apartments), ancillary convenience retail services <br />serving the principal residential use, utilities, communications, <br />community and recreation facilities and schools serving the <br />surrounding residential area. The height of buildings, and, therefore, <br />the attainment of densities approaching the maximum, depends to a <br />great extent on the dimensions of the site conditions such as location <br />and availability of services, ability to provide sufficient off-street <br />parking, and the compatibility with and impact of the development on <br />surrounding areas. <br />Zoning: Medium- High Density Multifamily <br />The Medium - High Density Multifamily Residential (RMF -2) District <br />provides for single-family, duplex, townhouse, medium -density and <br />high-density residential development of multifamily dwellings at a <br />maximum density of 60 dwelling units per net acre consistent with the <br />City's Comprehensive Plan Land Use Element and the corresponding <br />Medium - High Density Residential land use category. The uses within <br />this district shall be consistent with but may be more restrictive than <br />the Medium - High Density Residential Land Use category permitted <br />uses. <br />Background: According to Miami -Dade County records, the property was built in <br />1994 with 76 condominium units. In addition, the address assigned to <br />the building (17700 N Bay Rd) since its construction is lower than the <br />property to the south (17720 N Bay Rd). <br />Adjacent Properties: <br />III.
