Regulations, the Applicant is requesting a sign variance approval for an increase in <br />the maximum number of monument signs to allow two (2) monument signs on the <br />same street frontage, where only one (1) is allowed per Section §265-55(A). <br />IV. PLANNING REVIEW: <br />1. Comprehensive Plan <br />The proposed application is consistent with the City of Sunny Isles Beach <br />Comprehensive Plan. <br />V. ZONING REVIEW <br />The plans reviewed are on file and may be examined in the City Clerk's Office. The plans <br />are entitled "Drawings", prepared by Adwave Graphics Inc, stamped received November <br />30th, 2021, consisting of 1 sheet and "Sketch of Boundary Survey" prepared by ECS Land <br />Surveyors, Inc. stamped received November 30th, 2021, consisting of 1 sheet. Plans are <br />subject to revisions -based on comments provided by zoning staff of the City of Sunny Isles <br />Beach. <br />1. §265-55 — Residential permanent signs. <br />§265-56 (A) — Development identification sign. Variance requested* <br />1. §265-56 (A)(3) — Maximum Number. Does not comply (*) <br />Allowed: One monument sign per street frontage, indicating the <br />name and address of complex. Notwithstanding the <br />foregoing, a wall sign is permitted in lieu of a monument <br />sign. <br />Proposed: Two signs on existing monument wall structures, on the <br />same street frontage, indicating the name of the <br />complex. <br />2. §265-56 (A)(4) — Maximum sign area. Does not comply (*) <br />Allowed: 48 square feet <br />Proposed: Two 36 square foot back -lit channel letter signs on <br />existing wall structures. <br />3. §265-56 (A)(5) — Sign Height. No Changes. <br />4. §265-56 (A)(6) — Setback. No Changes. <br />5. §265-56 (A)(7) — Illumination. Complies. <br />Allowed: Externally illuminated sign only. <br />PZ2021-20 <br />13 <br />
