Page 14 <br />2.0 -EXISTING CONDITIONS <br />The property proposed for amendment is located at the northeast corner of the intersection at 185th Street <br />and Atlantic Boulevard in Sunny Isles Beach, Florida. The site is bordered by 185th Street to the south <br />Atlantic Boulevard to the west, 186th Street to the north and Collins Avenue/AIA to the east. A copy of the <br />Project Location Map is depicted in Figure 2. <br />Figure 2 PROJECT LOCATION <br />The study area for this analysis included all major roadways within the vicinity of the amendment.
