4.3 PROJECT APPROACH <br />KEITH has developed a keen understanding of the many challenges that can be encountered for projects <br />within the City of Sunny Isles Beach. Accordingly, we have assembled a team with broad capabilities and <br />depth of experience to address any needs that may arise. These many years of collective experience mean <br />that any of Sunny Isles Beach’s concerns with project development will be taken under consideration <br />throughout the entire design and construction process. Thus, when planning, programming and/ <br />or assessing new construction or renovations to existing facilities, the KEITH Team is cognizant of all <br />requirements and the impacts they have on our design work and schedule to successfully complete any <br />work authorizations. <br />It is important to have the best information about existing site conditions before embarking on the <br />design effort. We believe that one of the key elements of design is discovering all site elements and <br />influences both above and below ground to identify opportunities, restrictions, or challenges that a <br />site may present as early as possible. This limits disruption to construction activities and potential <br />impacts to schedule. With our past project experience, and the trans-disciplinary nature of the KEITH <br />team, our staff brings an unparalleled understanding of utilities and drainage conditions which may <br />be encountered and the experience in coordinating with multiple disciplines to apply the appropriate <br />solutions. This knowledge base will be supplemented by information gained from field surveys, reviews <br />of as-built information and other documents that will greatly enhance the final design product and <br />heighten the probability of a smoother construction phase. <br />KEITH is well-versed in the management and implementation of large and small-scale projects. As one <br />of the veteran South Florida based engineering firms, we have provided services for general continuing <br />contracts as a prime consultant for numerous governmental agencies for decades. Our approach to <br />every project begins with a “No Excuses” methodology. We bring a unique combination of top-quality <br />consultants with years of in-depth experience working on similar municipal projects under the leadership <br />of KEITH, a firm you know you can trust with your most important projects. We believe that our overall <br />corporate ideology, coupled with our expertise and commitment to the City of Sunny Isles Beach will be <br />the keys to the successful execution of this contract. <br />PHASE 01: DELIVERING THE SCOPE OF SERVICES <br />Our strategy is simply to assist the City in creating a team with the right skill sets and personalities; ensure the team <br />has the proper tools to manage and communicate; understand existing processes and augment those processes <br />if needed; and finally, facilitate the alignment of the project team towards the common goal of project delivery. <br />• People. The most important element and foundation of our strategy is to ensure that the right people with the <br />correct skill sets are assigned to support the project team. In today’s world of project delivery, it is not enough <br />to have the correct skill set. We must consider how the team’s diverse personalities compliment and support <br />each other to achieve team cohesiveness. <br />• Tools. The delivery team must also have the correct tools to manage projects and to communicate progress <br />to stakeholders. These tools typically include scheduling, document controls, and collaborative websites. <br />Scheduling tools like MS Projects or Primavera P6 Scheduler are important tools to coordinate the execution of <br />various projects. Familiarity with these tools also assists the project team in evaluating and managing change <br />on projects. Establishing a web-based document controls system is a critical element to foster transparency <br />and to ensure important documents are available to the entire team when needed.
