person to Sunny Isles Beach Government Center, do Tiffany Neely, Finance Director, 18070 <br /> Collins Avenue, Sunny Isles Beach, FL 33160. <br /> 7.1.1 The Monthly Rent shall be payable in monthly installments on the 1st day of <br /> each month,with a ten (10)day grace period. <br /> 7.1.2 Payment can be made by cash, check, money order at the Landlord's address <br /> specified above or at such other address as Landlord may from time to time designate by written <br /> notice served upon Tenant. <br /> 7.2 Late Fee. A late fee in the amount of 5% of the Monthly Rent shall be assessed if <br /> payment is not postmarked or received by Landlord on or before the 10th (tenth) day of each <br /> month. <br /> 8. Security Deposit. In addition to the Monthly Rent payments described above, Tenant <br /> shall pay a security deposit of Five Thousand Dollars($5,000.00)to be paid upon full execution <br /> of the Lease. <br /> 8.1 Landlord shall hold the money in a separate non-interest-bearing account in a <br /> banking institution insured by the FDIC for the benefit of Tenant. Landlord cannot mix such <br /> money with any other funds of Landlord or pledge, mortgage, or make any other use of such <br /> money until the money is actually due to Landlord <br /> 8.2 Upon the vacating of the Property for termination of the lease, if the Landlord <br /> does not intend to impose a claim on the security deposit, the Landlord shall have fifteen (15) <br /> days to return the security deposit together with interest if otherwise required, or the landlord <br /> shall have thirty(30)days to give the Tenant written notice by certified mail to the Tenant's last <br /> known mailing address of its intention to impose a claim on the deposit and the reason for <br /> imposing the claim. If the Landlord fails to give the required notice within the thirty (30) day <br /> period, it forfeits the right to impose a claim upon the security deposit. <br /> 8.3 Unless the Tenant objects to the imposition of the Landlord's claim or the amount <br /> thereof within fifteen (15) days after receipt of the Landlord's notice of intention to impose a <br /> claim,the Landlord may then deduct the amount of its claim and shall remit the balance of the <br /> deposit to the Tenant within thirty(30)days after the date of the notice of intention to impose a <br /> claim for damages. <br /> 9. Clean and Sanitary Condition. During the term of the Lease, the Tenant shall keep and <br /> maintain the Property in a clean and sanitary condition at all times,free of all garbage and debris. <br /> All garbage and similar debris shall be deposited by the Tenant in facilities specifically for <br /> garbage collection. Tenant shall be responsible for placing the garbage bags and/or containers <br /> and recycling container(s)at the curb for pick-up and to return the containers to their appropriate <br /> place. Tenants shall further comply with all local ordinances and regulations imposed by the <br /> City of Sunny Isles Beach relating to maintaining the Property in a clean and sanitary condition <br /> and relating to the collection of garbage and similar debris. Tenant shall be solely liable for any <br /> action and/or fines that may be brought by the City of Sunny Isles Beach, or any other <br /> 4 <br />
