<br />City of Sunny Isles Beach |Request for Proposal No. 22-09-01 12 <br /> <br />Section 2 <br />Special Terms and Conditions <br /> <br />2.1 ABOUT THE CITY OF SUNNY ISLES BEACH: <br /> <br />The City of Sunny Isles Beach occupies 1.78 square miles in the northeastern corner of Miami-Dade County, <br />the most populated county in the State of Florida. With an estimated population of 22,348 people, Sunny <br />Isles Beach ranks 15 in population amongst the 34 municipalities in the County. The City is located on a <br />barrier island bounded by the Atlantic Ocean on the east and the Atlantic Intracoastal Waterway on the <br />west and has been developed primarily for residential purposes. The City was incorporated in 1997 and <br />operates under a mayor-commission-manager form of government. <br /> <br />The current population of the City of Sunny Isles Beach is 22,348 consisting primarily of young families as <br />well as a strong elderly population. <br />• Twenty-five percent of the population is 65 years or older and 13 percent of the population is <br />18 years or younger. <br />• Forty percent of the population is foreign born, primarily of Eastern European and Latin <br />American descent. <br />• Nearly three quarters of the population speak a language other than English at home, including <br />Russian, Spanish, Portuguese, French and Hebrew. <br />• The average household income is $52,060 and just over half of households are families, nearly <br />40 percent are married, and 15 percent are single. <br />• Ninety-four percent of the population has a high school degree, with approximately 45 percent <br />holding a bachelors’ degree or higher. <br /> <br />2.2 PURPOSE OF RFP: <br /> <br />The City of Sunny Isles Beach, Florida (the “City”), a municipality located in Miami-Dade County, Florida, <br />seeks the services of a firm (the “Tenant or “Operator”), to operate and lease a restaurant at 18050 Collins <br />Ave, Sunny Isles Beach, FL 33160, formerly known as Tony Romas. The one-story existing structure consists <br />of approximately 7,363 Square Feet, with 1521 SQ FT outside dining area allowed with 4 feet of accessibility. <br />Refer to Attachment “A” for renderings of restaurant facility location. The former restaurant provided both <br />indoor and outdoor seating, please see Exhibit “A” to review the licensed approved seating area. The <br />available outdoor seating capacity is to be determined. <br /> <br />The proposed lease agreement for this project contains standard terms and conditions and follows the <br />standard lease agreement format. To help facilitate a successful project, certain lease terms and conditions <br />may be subject to negotiation between the City and the Tenant, provided that the best interest of the City <br />is considered at all times. <br /> <br />2.3 CONE OF SILENCE: <br /> <br />All procurement solicitations, once released to the public and until an award recommendation has been <br />forwarded to the City Commission, by the City manager are under the “Cone of Silence.” Interested firms
