PROJECT APPROACH: <br />• Proposers approach methodology to providing the services requested in this <br />solicitation. <br />• A description of the proposed motif, décor and equipment. <br />• Marketing Strategies- describe your marketing plan to attract and retain a <br />large customer base including local residents, nearby/onsite employees, <br />businesses tourist. <br />• Management Policies and Customer Service Structure. <br />• A floor plan sketch of the area to be leased to the Proposer with the expected <br />square foot usage listed. <br />• Provide sample menu and proposed prices for both the bar and the <br />restaurant. <br />• Provide the type of cuisine, what meals will be served e.g. breakfast, lunch or <br />dinner and, hours of operation. <br />• Describe routine procedures for maintaining restaurant standards to the <br />highest level, including, but not limited to cleanliness of the location, <br />cleanliness of fixtures, and the orderly and adequate display of décor and <br />glassware. <br />25 <br />3. CAPITAL INVESTMENT: <br />• Estimated project costs and the total projected capital investment for the <br />initial build-out. The Capital Investment shall not include financing costs, <br />interest, and inventory. Expenditures for architectural services, engineering <br />services, materials, and construction may be counted toward the Capital <br />Investment. <br />10 <br />4. FINANCIAL CAPABILITY: - SUBMIT IN A SEPARATE SEALED ENVELOPE <br />• Firm(s) must submit audited financial statements for the past three (3) years, <br />including an income statement, a profit and loss statement, a balance sheet <br />and a cash flow statement. In lieu of audited financial statements, proposers <br />may submit other evidence, acceptable to the City, of financial responsibility. <br />Such evidence may include but is not limited to letter(s) of credit with a <br />financial institution indicating the proposer's line of credit and the level of <br />financing the institution will offer the proposer for capital procurement or <br />certified copy(ies) of federal income tax return(s), and unaudited financial <br />statements. <br />10 <br />5. REFERENCES: <br />• References are required as a component of due diligence to determine the <br />capability of the proposing Firm to be able to perform the required services. <br /> 10 <br />6. PROPOSAL FEES (TO BE COMPLETED IN SECTION 6.1): <br />• Base Rent AND <br />• Percentage Rent <br />The City shall have the option to negotiate final fee with selected proposer. <br /> 25 <br /> TOTAL POINTS 100
