[Abbreviated for clarity] <br />Comment: With the proposed modification to the development's signage, <br />the St. Tropez project is still consistent with the intent and purpose of the <br />Town Center future land use overlay. <br />V. ZONING REVIEW <br />The plans reviewed are on file, and may be examined, in the City Clerk's Office and are <br />entitled "Illuminated Sign 3D Brush Aluminum Sign," prepared by Artex Design Signs & <br />Graphics stamped received May 23, 2023, consisting of three sheets. <br />1. The following is a review of the relevant Land Development Regulations for installation <br />of the wall sign above the storefront and directional signage: <br />Sec. 265-58.J. Uniform sign plan. All signs in multitenant projects shall be subject to <br />a uniform sign plan and shall comply with the following: <br />(1) All signs mounted to a building shall be uniform in terms of illumination, material, <br />fabrication and sign area. <br />Comment: The St. Tropez uniform sign plan allows illuminated box signs with <br />cutout letters. The proposed sign will utilize backlit channel letters. This is a <br />different style of illumination, material, fabrication and sign than the previously <br />approved uniform sign plan. Variance requested. <br />(2) All lettering on signs shall be comprised of not more than one font style, except for <br />registered trade or service marks.
