Samson Commission Chambers, Sunny Isles Beach Government Center, 18070 Collins Avenue, Sunny <br />Isles Beach, Florida on THURSDAY, AUGUST 17, 2023 AT 6:30 P.M., to consider the following Zoning application: <br />Public Hearing #: PZ2023-12 <br />Application: <br />Conditional Use for Adamant Veterinary Hospital <br />Applicant: <br />Adamant SNS Group LLC <br />Location: <br />18600 Collins Ave., Sunny Isles Beach, FL 33160 <br />Size of Property: <br />13,577 sq. ft. (0.31 acres) <br />Zoning District: <br />B-1 (Neighborhood Business) <br />Request: Pursuant to Sections 265-13 and 265-36 of the City of Sunny Isles Land Development Regulations, the Applicant is <br />requesting a conditional use approval for a veterinary clinic on a B-1 zoned property. <br />The plans reviewed are on file, and may be examined, in the City Clerk's Office and are entitled "Interior Alteration to an <br />Existing Commercial Space for a Veterinary Clinic," prepared by RN Engineering, Inspection & Construction, Inc. stamped <br />received July 24, 2023, consisting of three sheets and a Survey prepared by Gavy & Associates, Inc. stamped received July 6, <br />2023, consisting of one sheet. Plans are subject to revisions based on comments provided by zoning staff of the City of Sunny <br />Isles Beach and are subject to modification. <br />Legal Description: LOT 15, IN BLOCK 2, & E 1/2 OF ALLEY LYG W & ADJ CLOSED PER R03-511 OR 21181-3232 <br />OF GOLDEN SHORES OCEAN BOULEVARD ESTATES, SECTION "D", ACCORDING TO THE PLAT THEREOF AS <br />RECORDED IN PLAT BOOK 53 AT PAGE 48, OF THE PUBLIC RECORDS OF DADE COUNTY, FLORIDA. <br />All persons are invited to appear at this meeting or be represented by an agent, or to express their views in writing addressed <br />to the City Clerk, City of Sunny Isles Beach, 18070 Collins Avenue, Sunny Isles Beach, Florida 33160 or by sending an email <br />to PublicComments@sibfl.net. All comments and questions will be read into the record at the meeting. All comments and <br />questions must be received prior to the commencement of the meeting. Maps and other data pertaining to these applications <br />are available for public inspection during normal business hours in City Hall. The hearing on these matters may be continued <br />at this meeting and under such circumstances, additional legal notice would not be provided. If a person decides to appeal any <br />decision made by the City Commission with respect to any matter considered at such meeting, they will need a record of the <br />proceedings and, for such purpose, may need to ensure that a verbatim record of the proceedings is made, which record includes <br />the testimony and evidence upon which the appeal is to be based. This notice does not constitute consent by the City for <br />introduction or admission of otherwise inadmissible or irrelevant evidence, nor does it authorize challenges or appeals not <br />otherwise allowed by law.
