September 21, 2023
PZ2023-10
"promote positive conditions for sign communication enabling the identification of
residences and business but limiting the size and number of signs and sign messages to
a minimum reasonably necessary while, at the same time, avoiding nuisances to nearby
properties and promoting an attractive environment and lessening visual clutter." The
City's sign ordinance establishes a maximum wall sign area of 35 square feet per each
wall sign. The subject property does not have a special condition or circumstance to justify
an increased wall sign size above the 35 square foot maximum. A literal enforcement of
the provisions of the sign ordinance would allow the sales center to have two wall signs,
but both at a size of 35 square feet each, or 70 square feet total. The proposed variance
to increase the total size of the wall signs to 101 square feet conflicts with the purpose
and intent of lessening visual clutter.
Staff has compiled the relevant facts of the requested site plan modification and sign
ordinance variance and recommends the application be presented to City Commission
for consideration.
VI.
