The following are the standards of review for a sign ordinance variance from code Sec. <br />265-63.1.C.: <br />Review by the City Commission. The application for a variance may be granted if the <br />City Commission finds: <br />(1) The variance is not contrary to the public interest; <br />(2) Special conditions and circumstances do not result from actions of the <br />applicant; <br />(3) A literal enforcement of the provisions of this chapter may result in <br />unnecessary hardship. <br />Comments: See attached Letter of Intent from the Applicant and final analysis <br />below provided by staff. <br />V. FINAL ANALYSIS <br />To allow the proposed signage, the City must consider the number of wall signs and the <br />size of the wall signs. First, the site plan modification must be approved to increase the <br />number of wall signs allowed from one (1) to two (2). The Land Development Regulations <br />allow offices to have two signs on walls longer than 80 feet. The west fagade of the sales <br />center, that faces Collins Avenue, is 107 feet in length. Therefore, the request for two wall <br />signs is consistent with the Land Development Regulations. <br />Second, the proposed size of the signs requires a sign ordinance variance. As stated in <br />the sign ordinance purpose and intent of code Sec. 265-50.B.(2), these regulations <br />Page 5 of 8 <br />17 <br />
