REQUESTS <br />The following requests will enable the Applicant to install two wall signs on the front fagade <br />of the sales center: <br />Pursuant to Section §265-18 of the City of Sunny Isles Beach Land Development <br />Regulations, the Applicant is requesting a Site Plan Modification to an approved site <br />plan to change the location of building signage. The request is for two wall signs facing <br />Collins Avenue. <br />2. Sign ordinance variance per Section §265-63.1 of the City of Sunny Isles Beach Code <br />of Ordinances to increase the allowable size of wall signs from 35 square feet to 43.1 <br />square feet and 58 square feet pursuant to Section §265-56.B.(3). <br />IV. ZONING REVIEW <br />The plans reviewed are entitled "St. Regis Sales Center Sign" prepared by Emerald <br />Designs, stamped received July 7, 2023, consisting of four (4) sheets and a survey <br />entitled "La Playa Sunny Isles Beach" prepared by Fortin, Leavy, Skiles, Inc., stamped <br />received July 7, 2023, consisting of one (1) sheet. <br />1. The following is a review of §265-56.B of the Land development Regulations, titled, <br />"Nonresidential, Town Center and Mixed -Use Resort District Signs:" <br />§ 265-56. B. Wall signs <br />§ 265-56. B. (1) Approvals necessary: City Manager or designee. <br />Comment: Complies, satisfied with the processing of this application and <br />pending building permit. <br />§ 265-56. B. (2) Maximum number: <br />(a) Office: one per wall face, or two for walls over 80 feet in length. <br />(b) Retail: one sign per tenant. On -corner or through -store locations <br />may have an additional wall sign. Such second sign shall be limited <br />to 50% of the square footage of the primary sign and shall not be <br />placed on the same building elevation as the primary sign. <br />Comment: Complies, two wall signs are allowed, as the southern wall face is <br />107 feet in length. However, one wall sign was approved with the original site <br />plan; therefore, the site plan modification is requested to allow two. <br />§ 265-56. B. (3) Maximum sign area: For establishments with up to 200 feet of frontage <br />on a single elevation, one square foot for each lineal foot of tenant <br />frontage up to a maximum of 35 square feet.
