September 21, 2023 <br />PZ2023-10 <br />Future Land Use: Mixed Use — High Density Resort <br />This category is intended to provide for resort style <br />developments (hotels, hotel -apartments and resorts), high <br />quality residential apartments (as -of -right 50 DUs/acre and <br />2.5 F.A.R.) and associated internal accessory uses <br />(restaurants and other convenience services). Residential <br />densities with bonuses may not exceed eighty (80) units per <br />acre for apartments. The density may be increased by the <br />utilization of TDRs. <br />Zoning District: Mixed Use — Resort (MU -R) <br />This district provides for multifamily dwellings at a maximum <br />density of 80 dwelling units per acre for condominiums and <br />125 dwelling units for apartment/hotel. Apartments, hotels, <br />motels and apartment -hotels, commercial services and retails <br />goods internal to the buildings and conference facilities are <br />permitted uses. The density may be increased by the <br />utilization of TDRs. <br />Site Description: The site is a rectangular shaped lot, located on the east side <br />of Collins Avenue. The subject property was developed in <br />1963 with a two-story motel with a total of 349 units. The motel <br />was demolished in 2015. <br />On July 16, 2015, the temporary "Varadero Sales Center" was <br />approved by the City Commission per Resolution 2015-2444 <br />as a single -story building, 7,801 sq. ft. in size, that consists of <br />offices and showrooms. The sales center supports the <br />marketing of the future development named "St. Regis <br />Residences," formally known as La Playa Varadero.
