<br />NOTICE IS HEREBY GIVEN that a public hearing will be held by the City Commission of the City of Sunny Isles Beach, Florida,
<br />in the David P. Samson Commission Chambers, Sunny Isles Beach Government Center, 18070 Collins Avenue, Sunny Isles Beach,
<br />Florida on THURSDAY, SEPTEMBER 21, 2023 AT 6:30 P.M., to consider the following Zoning application:

<br />Summary: The Applicant is requesting approval of two signs on the front fagade of the St. Regis Sales Center building. Installation of
<br />the proposed signs requires a modification to the previously approved site plan and two sign ordinance variances.
<br />Requests:
<br />Pursuant to Section §265-18 of the City of Sunny Isles Beach Land Development Regulations, the Applicant is requesting
<br />a Site Plan Modification to an approved site plan to change the location of building signage. The request is for two fagade
<br />signs facing Collins Avenue.
<br />Sign ordinance variance per Section §265-63.1 of the City of Sunny Isles Beach Code of Ordinances to increase the
<br />maximum number of wall signs to allow two (2) wall signs on the same street frontage, whereas one (1) is allowed per
<br />wall face pursuant to Section §265-56(B).
<br />Sign ordinance variance per Section §265-63.1 of the City of Sunny Isles Beach Code of Ordinances to increase the
<br />allowable size of wall signs from 35 square feet to 101 square feet pursuant to Section §265-56(B)(3).
<br />The plans reviewed are on file, and may be examined, in the City Clerk's Office and are entitled "St. Regis Sales Center Sign" prepared
<br />by Emerald Designs, stamped received July 7, 2023, consisting of four (4) sheets. Plans are subject to revisions based on comments
<br />provided by zoning staff of the City of Sunny Isles Beach.
<br />Legal Description: All of Tract "I", less the South 216.66 feet as measured at right angles to the South line of said Tract "1", of
<br />AMENDED PLAT NORTH BISCAYNE BEACH, according to the plat thereof, as recorded in Plat Book 44, at Page 42, of the Public
<br />Records of Miami -Dade County, Florida. TOGETHER WITH That parcel of land lying East of and bounded on the West by the East
<br />line of said Tract "I", and bounded on the North by the Easterly extension of the North line of said Tract "I", and bounded on the East
<br />by the Erosion Control Line of the Atlantic Ocean, as recorded in Plat Book 134 at Page 47, of said Public Records of Miami -Dade
<br />County, Florida, and bounded on the South by the Easterly extension of the North line of the South 216.66 feet, as measured at right
<br />angles to the South line of said Tract "I" of AMENDED PLAT NORTH BISCAYNE BEACH AND The South 200 feet of Tract "H",
<br />as measured at right angles to the South line of said Tract "H", of AMENDED PLAT NORTH BISCAYNE BEACH, according to the
<br />plat thereof, as recorded in Plat Book 44, at Page 42, of the Public Records of Miami -Dade County, Florida. TOGETHER WITH That
<br />parcel of land lying East of and bounded on the West by the East line of said Tract "H", and bounded on the North by the Easterly
<br />extension of the North line of said South 200 feet of Tract "H", as measured at right angles to the South line of said Tract "H", and

<br />All persons are invited to appear at this meeting or be represented by an agent, or to express their views in writing addressed to the City
<br />Clerk, City of Sunny Isles Beach, 18070 Collins Avenue, Sunny Isles Beach, Florida 33160 or by sending an email to
<br />PublicComments@sibfl.net. All comments and questions will be made part of the record. All comments and questions must be received
<br />prior to the commencement of the meeting. Maps and other data pertaining to these applications are available for public inspection
<br />during normal business hours in City Hall. The hearing on these matters may be continued at this meeting and under such circumstances,
<br />additional legal notice would not be provided. If a person decides to appeal any decision made by the City Commission with respect to
<br />any matter considered at such meeting, they will need a record of the proceedings and, for such purpose, may need to ensure that a
<br />verbatim record of the proceedings is made, which record includes the testimony and evidence upon which the appeal is to be based.
<br />This notice does not constitute consent by the City for introduction or admission of otherwise inadmissible or irrelevant evidence, nor
