ly involved in the project, which is responsible for <br />on -going review of basic concepts, adherence to the <br />program and codes, constructability, overall coor- <br />dination and other aspects to assure that the proj- <br />ect is well executed, documented and in complete <br />compliance with the City's requirements. Our history <br />of extremely low change orders, significantly below <br />industry standards, is a testament to the success of <br />this QC approach. <br />Coordination <br />An initial site visit will introduce the design project <br />team to the District's team, and will serve to assess <br />existing conditions, review the scope of work, identify <br />tasks specific to each team member, identify poten- <br />tial problems and possible solutions, define project <br />boundaries and discuss the overall design that will <br />be needed to meet permitting requirements and ac- <br />complish the project objectives. Aerial photographs <br />will be analyzed to evaluate the relationship of the <br />Project with adjacent lands and how the proposed <br />improvements will affect private and public landown- <br />ers in neighboring areas. Team members will partic- <br />ipate in periodic project meetings with the District to <br />discuss the project progress, proposed construction <br />tasks, identify potential problems, work out solutions <br />and continue the exchange of project information. <br />Additional meetings with governing agencies, utility <br />companies, adjacent landowners and the general <br />public to develop consensus with all affected parties <br />will be scheduled as necessary. <br />Code Compliance <br />Our first and foremost commitment is to compliance <br />of all the applicable codes without exception. The <br />WA independent quality control team of licensed <br />professionals is very cognitive of the seriousness of <br />code compliance and the notion is always present <br />from the schematic to the final design of any of our <br />projects. <br />Managing the Permitting Process <br />During the permitting and bid period, it is impera- <br />tive that Building Department comments be quickly <br />addressed and Contractor and Vendor Request for <br />CITY OF SUNNY ISLES BEACH <br />RFQ No. 14 -07 -02 1 Y6 <br />WOLFBERG ALVAREZ & PARTNERS <br />Information (RFI's) and Request for Substitution <br />(RFS's) be timely responded, documented and dis- <br />tributed to all involved parties. <br />Managing Contractor Submittals <br />The WA team will also provide construction admin- <br />istration services. Such items to be included under <br />this phase includes the attendance at pre- construc- <br />tion conferences, attendance at weekly meetings, <br />responding to contractor's RFIs, preparation of <br />threshold inspections responding and evaluating <br />contractor's request for change orders, contract <br />amendments, review of shop drawings, review and <br />recommendation of contractor applications for pay- <br />ment and specialty site visits. <br />Close-out of Construction Contract <br />The close -out of the project is an important aspect to <br />the success of a project. WA pays special attention <br />to the closeout procedures and requirements. Those <br />procedures includes the project close out reviews, <br />substantial completion, final punch list development <br />and project certification of final completion of each <br />phase, review of 0 &M Manuals and acceptance and <br />warranty administration of each phase. In general, <br />we will protect the interest of the City while the proj- <br />ect is under construction. <br />Current Workload /Availability of Staff <br />As noted in our organizational chart, WA has a <br />sizable staff, with registered professionals in archi- <br />tecture, engineering and LEED professionals.
