As an example of the firm's ability to meet or beat project schedules, below are four project examples where WA has beat the origi- nal design schedule. Quality Control WA employs a comprehensive firm -wide Quality As- surance Program. The following Quality Assurance Procedures are instituted for each project: • A kick -off and goals setting meeting is held to review the project scope and determine the re- quirements for each discipline. A project man- agement and quality assurance plan is prepared and agreed upon at the onset of the project de- sign phase. • At each phase of document submittal, all review comments are addressed and evaluated in a full design team meeting, including the CM. Project coordination checklists are used for each design phase. Quality Assurance responsibilities of each team member are clearly documented and a staff member not otherwise involved with the project is assigned as an independent quali- ty control professional. WA assigns a quality control manager to review the documents for constructability and general coordi- nation disciplines. The project manager and project coordinator review the documents for incorporation of all items in the scope services. The project is also reviewed by the department heads in each discipline for accuracy and completeness. A member of the specifications department reviews each phase with the project manager to coordinate the specifications. CITY OF SUNNY ISLES BEACH RFQ No. 14 -07 -02 C,S WOLFBERG ALVAREZ 8 PARTNERS Project Milestones and Phases The initial phase of the project entails Program PreparationNerification wherein the specific func- tions, areas, uses, etc. of the project are clearly delineated and documented. This includes not only physical requirements but other aspects such as budget, schedule, operation for each component and other parameters affecting the design. Concurrently, the team will be performing Due Diligence including code analysis, existing site conditions, easements, utilities, planning requirements, FEMA and perform- ing geotechnical analysis and land surveying. From this phase, the project will proceed to the Mas- ter Plan /Conceptual Design stage which is defined above in detail, concluding in what the City identifies as the Basis of Design Report (BODR). Once a gen- eral consensus has been reached and notification issued by the City of acceptance, the project will commence with the subsequent phase: Schematic Design. Upon recommendation for approval the next phase is Design Development. This phase results in more defined and completed drawings and delineates the engineering and systems components with regard to type, size, characteristics, quality, etc. This level of information allows for a more detailed construction cost estimate to compare with the City's budget and to make the necessary adjustments. The final phase in the document preparation stage is the preparation of Construction Documents, wherein all of the specifics of the project are completely and clearly documented for permitting, bidding (and /or assisting the CM if the City elects this method) and ultimately for erection of the facilities. The City typi- cally requires that this phase be further sub - divided with document submission for review and provided at the following milestones: 30 %, 60 %, 90% and fi- nal.
