Use of green products <br />Chi--emitting materials, <br />recycled content materials/supplies, and environmentally friendly maintenance practices that are implemented by <br />adopting training programs for janitorial supervisors and staff. These initiatives are intended to reduce the amount of <br />volatile organic compounds (VOCs) used in cleaning while eliminating many indoor airborne particulates, which may <br />adversely impact indoor air quality. <br /> <br />Chi-Ada Corporation purchases/utilizes only sustainable cleaning and hard floor and carpet care products, meeting the <br />sustainability criteria outlined in LEED v4 for Building Operations and Maintenance Indoor Environmental Quality (EQ) <br />Credit: Green Cleaning Products and Materials. <br />Chi-Ada Corporation purchases/utilizes only sustainable disposable janitorial paper products and trash bags, meeting the <br />sustainability criteria outlined in LEED v4 for Building Operations and Maintenance Indoor Environmental Quality (EQ) <br />Credit: Green Cleaning Products and Materials. <br />Chi-Ada Corporation purchases/utilizes only cleaning equipment meeting the sustainability criteria outlined in LEED v4 <br />for Building Operations and Maintenance Indoor Environmental Quality (EQ) Credit: Green Cleaning Equipment. <br />Chi-Ada Corporation purchases/utilizes color-coded microfiber mops, towels, and similar wiping materials to eliminate <br />cross-contamination. One color shall be designated for restrooms and another color for other areas. Mops, towels, and <br />other similar wiping materials used to clean restrooms will not be used to clean other areas and vice versus. <br />Chi-Ada Corporation has established standard operating procedures that address how an effective cleaning and hard floor <br />and carpet maintenance system will be consistently utilized, managed, and audited to protect vulnerable building <br />occupants. In situations where cleaning operations can potentially adversely affect any identified members of a vulnerable <br />population: Daily cleaning activities will be scheduled appropriately to avoid exposure of vulnerable populations to the <br />cleaning process. Alternative cleaning practices will be adopted to minimize or make unnecessary the use of cleaning <br />chemicals. Cleaning chemicals will be used in areas only where sufficient ventilation is present to allow chemicals to <br />dissipate before the area becomes repopulated. Additional ventilation will be provided through the use of blowers to <br />enhance the rate of chemical dissipation. Cleaning operations will be conducted to prevent the transfer of impacts to other <br />areas of the building that may contain vulnerable populations. <br />Chi-Ada Corporation promotes hand hygiene by ensuring that the property's soap and towel dispensers are checked each <br />day and filled as needed. <br />Chi-Ada Corporation has guidelines addressing the safe handling and storage of cleaning products used in the building by <br />storing products in a clean, cool, dry space. Some cleaning chemicals can have hazardous reactions when they experience <br />extreme temperature fluctuations or high humidity levels. Store in well-ventilated areas, away from HVAC intake vents. <br />This helps prevent any fumes from spreading to other areas of the facility. Store no higher than eye level and never on the <br />top shelf of a storage area. Do not overcrowd shelves, and include anti-roll lips to avoid falling containers. Chi-Ada does <br />not store cleaning chemicals on the floor, even temporarily. If there is a hazardous spill or mishap, the following steps <br />should be taken: <br />Identify the spilled. Materials oozing from marked containers are easy to identify if a worker has been injured, notify the <br />building manager and call 911 if needed. <br />Contain the spill to keep the spill from spreading; place dikes around the edges of the spill. Turn off spouts or valves <br />depending on where the spill is coming from. <br />Clean up the spill by making sure the spill is stopped at the source. <br />Use mops, shop towels, mats, and other absorbent items to mop up small spills. <br />Decontaminate the spill site. <br />Thoroughly clean the entire area. <br />Finish by cleaning the tools and equipment used to clean up the spill. Report the spill if needed. <br />Chi-Ada Corporation has a training program to train personnel on the needs of the building. <br />This program is provided as a separate document. It addresses the training of personnel in the hazards, use, maintenance, <br />disposal and recycling of cleaning products, dispensing equipment, and packaging. Staff are trained to spray the cleaning <br />product onto the rag, not the equipment/surface. <br />Chi-Ada Corporation uses a staffing plan that facilitates compliance with the contract specifications and includes <br />positions such as Project Manager, Assistant Project Manager, Quality Control Manager, Supervisor, and Janitor. If <br />Quality Control Inspections reveal deficiencies with a property's cleanliness, the property's staffing plan is reassessed and <br />altered to bring the property back into compliance with the contract specifications. <br /> <br />
