September 19, 2024 <br />PZ2024-05 <br />Comments: Property is an existing lot of record with 9,330 square <br />feet of lot area. Complies. <br />(2) Minimum lot width: 75 feet. <br />Comments: Property has 64.01' of lot width. Does not Comply, <br />but this is an existing, platted lot of record. <br />(3) Maximum height: 35 feet. Protective structures such as balconies, railings <br />or banisters may be increased by 40 inches. <br />Comments: The highest point of the proposed roof is 38' and 11- <br />7/8", as measured from the crown of road. Variance requested. <br />(4) Setbacks: <br />a. Front yard. Minimum of 25 feet. <br />Comments: 25' provided. Complies. <br />b. Interior side yard: Minimum of 7.5 feet. <br />Comments: 7'-6 1/8" provided. Complies. <br />c. Corner side yard: Minimum of 15 feet. <br />Comments: Not applicable. <br />d.
