Peer Review: 334 Atlantic Isle Property Report — Sunny Isles Beach celpn1 ill rid <br />have wood collars. I believe the reference to wood trusses is an observation oversight as wood <br />collars are used on rafters, not trusses; as these are tension -ties intended to resist rafter <br />separation from the ridge beam(s) . The Report also makes reference to deteriorated grade <br />beams with cracks, spalling concrete and rusting re -bars, however, these are not quantified. <br />The YHCE Report makes reference to the Florida Building Code 2020 (7th edition) when the <br />Florida Building Code 2023 (8th edition) was in effect at the time the report was written. No <br />reference to Florida Building Code Chapter 12 (Historic Buildings) isn made or notations that the <br />present building is already historically designated. There are no records of consultation with the <br />City's historical consultant or with the Florida State Historic Preservation Officer. <br />Finally, the statement is made that the integrity of the structure might be compromised, in case of <br />hurricane or storm scenario. This is somewhat repeated in YHCE Conclusions as" the current <br />structure has the potential risk of failure in case of a hurricane or heavy storm scenario." These <br />are guarded assumptions noted with the use of MIGHT and POTENTIAL with no real calculations <br />to support them. As with the Conclusions, YHCE Recommendations are inconclusive and <br />guarded; nothing more should have been expected from a brief visual assessment and limited <br />testing authorized from the legal counsel to the property owner who seeks demolitiom=n of the <br />structure. <br />3 <br />115 <br />
