Peer Review: 334 Atlantic Isle Property Report — Sunny Isles Beachcapengineering <br />CERTIFICATION AND EXTENT OF RESPONSIBILITY <br />The items addressed in this report reflect our professional peer review based on our evaluation <br />of the Structural Condition Report prepared by Youseff Hachem Consulting Engineering and <br />dated February 26. 2024 for the 334 Atlantic Isle property, forwarded to us by the City of Sunny <br />Isles Beach Planning and Zoning Department. <br />Our peer review is not to be considered all-inclusive but represents CAP Engineering's Ricardo <br />J. Fernandez professional opinion based on his experience and knowledge, to the extent <br />reasonably possible within the agreed-upon scope of work. CAP Engineering shall not be <br />responsible for this opinion to anyone other than those to whom it is addressed. <br />CAP Engineering's review analysis and opinion are also based on CAP Engineering's Ricardo J. <br />Fernandez experience as a licensed construction industry and design professional involved in <br />similar undertakings. It is recognized, however, that neither thr City of Sunny isles Beach, CAP <br />Engineering, Ricardo J. Fernandez, nor other project or third party consultants have control over <br />the outcome of our review, or over the assignment of further investigations to third parties by the <br />City. Accordingly, CAP Engineering cannot and does not warrant or represent that our review <br />analysis and opinion will result in elimination or mitigation of risks associated with the condition of <br />the 334 Atlantic Isle property. <br />Cap Engineering does not assume liability for the outcome of commitments, decisions, <br />expenditures or obligations made based on our peer review of work product, for which CAP <br />Engineering has had no direct or indirect control.
