<br />18 <br /> RFP 24-12-01 CITYWIDE ELEVATOR MAINTENANCE <br />CITY OF SUNNY ISLES BEACH <br />18070 Collins Ave. | Sunny Isles Beach, FL 33160 <br />305.792.1707 | sibfl.net | Purchasing@sibfl.net <br /> Section 3 <br />Scope of Services / Technical Specifications <br /> <br />3.1 SCOPE OF SERVICES <br /> <br />Contractor shall conduct monthly scheduled evaluations of equipment performance, including <br />car speed, door operations, riding quality, and car leveling. Following such evaluations, the <br />Contractor shall perform adjustments, repairs, and replacements required to maintain <br />manufacturer's operating performance. A written copy for each evaluation shall be furnished to <br />the Project Manager. The Elevator Contractor is to furnish all labor, tools, materials, replacement <br />parts, equipment and consumables to perform elevator preventive maintenance, repairs and <br />callback services. The awarded Contractor must facilitate proactive preventive maintenance, <br />maximize equipment life and maximize beneficial usage of the vertical transportation equipment <br />covered by this Agreement. <br /> <br />The Services shall be performed in a diligent and first-class manner, with quality supplies, <br />materials, equipment, and workmanship and in such a manner so as to minimize the possibility of <br />any annoyance, interference, or disruption to tenants, visitors, or other occupants of the <br />property. Not more than one elevator, chairlift, and platform lift per facility shall be out of service <br />at one time for regular maintenance lubrication and servicing. Services shall include all labor, <br />parts, tools, supplies, consumables (all lubricants including but not limited to Contractor shall <br />conduct, towels, cleaning supplies, etc.), scaffolding, machinery, hoists, employee safety <br />equipment, equipment, supervision transportation, methods of communication, and all other <br />work and materials required for the elevator to remain in service. Contractor shall maintain the <br />elevators in first class operation and comply with all requirements of the latest revision of <br />American Society of Mechanical Engineers (ASME) Safety Code for Elevators and Escalators ASME <br />A17.1 and any other applicable legal and code requirements. The scope and resulting contract is <br />to assist in establishing the maintenance needs of the equipment specified and assist in planning <br />and scheduling maintenance work necessary to maintain fully operational systems. <br /> <br />The Contractor shall clean equipment to maintain a clean condition and preserve the life of the <br />equipment. The Contractor shall make all repairs attributed to normal wear and use of the <br />elevator system, and the Contractor shall maintain and/or repair any in-ground hydraulic lines or <br />any other equipment that directly affects the operation of the elevators. <br /> <br />Contractor must respond to all services calls within three (3) hours. All work performed shall have <br />a minimum 1-year parts and labor warranty. The Contractor will maintain all elevator equipment <br />as hereinafter described on the terms and conditions subsequently set forth. <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br />
