COMPOSITE EXHIBIT "B" <br />DESCRIPTION OF LESSOR'S WORK <br />A. UTILITIES: Water, electrical service, sanitary sewer outlet, and gas, of adequate capacity <br />for normal requirements as outlined below will be brought to the Leased Premises, capped at <br />riser and ready for LESSEE tie-in. <br />B. LEASEHOLD IMPROVEMENTS TO BE PERFORMED BY LESSOR AT LESSOR'S EXPENSE: <br />LESSOR shall incorporate in such construction as to the Leased Premises only those items of work <br />hereafter set forth, and LESSOR shall not be responsible for the performance or the provision of <br />any other work in the Leased Premises. LESSOR agrees the following Leasehold Improvements <br />(excluding those items described in this Section to be provided by LESSEE) will be substantially <br />complete upon delivery of the Leased Premises to LESSEE: <br />1. Demising Walls: LESSOR shall provide demising walls between the restaurant and building <br />department in accordance with LESSOR's architect's plan, subject to the City of Sunny Isles <br />Beach's approval, and compliance with Miami -Dade County code. Demising walls shall <br />meet minimum fire code ratings based on occupancy class separation. <br />2. HVAC: <br />a. LESSOR to provide a 15 ton capacity HVAC system to LESSEE per code loads, <br />without distribution ducts, for the given restaurant sizing. Final size to be based <br />on calculations of airflow required. <br />b. HVAC capacity available shall be as follows: <br />Cooling: 100-175 sf/ton <br />Ventilation: 10-15 cfm/person at 70 people/1,000 sf <br />3. Exhaust Systems: <br />a. LESSOR to provide wall louver horizontal shaft(s) for kitchen hot air exhaust to the <br />exterior of Building for connection of LESSEE's hood scrubber exhaust system with <br />intermediate access as required by code for exhaust duct clean out. LESSEE's hood <br />scrubber(s) system shall be electrostatic that is approved by LESSOR. Size to be <br />provided by LESSEE. <br />b. Hot air exhaust systems to roof fans or exterior wall louvers with inline fans will <br />be provided by LESSEE upon approval of the LESSOR's architect and MEP engineer. <br />
