COMPOSITE EXHIBIT "B" <br />LESSOR will provide adequate space on roof for LESSEE's rooftop equipment. All <br />rooftop parapet and equipment screening to be by LESSOR. <br />c. Dishwasher, toilet room and boiler flue stacks will run to roof or horizontally to <br />Building exterior walls at locations coordinated with LESSOR's architect. LESSOR <br />will provide a common exhaust ventilation areaway or space for LESSEE to install <br />typical exhaust systems. Locations must be per LESSOR's architect's plan of space, <br />City of Sunny Isles Beach approvals, and/or Miami -Dade County code. <br />4. Refrigeration: LESSOR has no obligations regarding LESSEE's refrigeration. <br />5. Electrical Service: <br />a. Electrical service empty conduit with sufficient power capacity for normal <br />operational requirements will be provided to a location in rear of space where <br />LESSEE can connect to its electrical service panel. LESSEE shall pay for all deposits <br />for electrical meter. Temporary lighting requirements will be provided to comply <br />with Florida Building Code and life safety codes (temporary and emergency <br />lighting required as a result of LESSEE's build -out shall be provided for by LESSEE). <br />LESSEE shall pay for deposits for Temporary Power for Construction and meter. <br />b. Power capacity available shall be as follows: 208 volt 3-phase, with two 200 amp <br />panels. <br />6. Telephone/Data/CATV/Satellite: Telephone/Data service conduit: one (1) two-inch (2") <br />and one (1) one -inch (1") empty conduit from main telephone room to rear of space <br />where LESSEE can connect its service. <br />7. Water/Sewer: <br />a. LESSOR will provide the stub -up for all water and sewer lines connections to the <br />Leased Premises. LESSEE shall pay all deposits for water meters. All water service <br />lines shall be terminated and capped off with shut-off valve at ceiling space. Any <br />backflow preventer requirements based on LESSEE's use and occupancy type shall <br />be provided by LESSEE as part of the LESSEE's Work. <br />b. Utility connections: <br />Four -inch (4") sanitary capped <br />
