COMPOSITE EXHIBIT "B" <br />(3) separate Four -inch (4"6") grease waste capped <br />Three-inch (3") vent capped <br />Two -inch (2") cold water capped <br />8. Gas Service: One and half inch (1.5") natural gas main line capped and stubbed to rear of <br />Leased Premises with minimum 5 psi pressure. <br />9. Store Fronts: Storefronts in accordance with LESSOR's architect's plan to City of Sunny <br />Isles Beach and Miami -Dade County code. <br />10. Grease Traps: LESSOR to provide shared grease traps with sufficient capacity for LESSEE <br />to tie into and LESSEE will be responsible for sewer charged which is billed as part of the <br />water bill. Final size to be determined based on design calculations. <br />11. Floor Slab: LESSOR has no obligations regarding floor slabs. <br />12. Sprinkler System: LESSOR shall provide a sprinkler main and distribution, based upon an <br />open and undivided space with open ceilings. All sprinkler distribution shall be based on <br />ordinary hazard occupancy and delivered to LESSEE with upright heads if required by City <br />of Sunny Isles Beach or Miami -Dade County code. <br />13. Hazardous Materials: All of LESSOR's work shall be free of hazardous materials including <br />asbestos. <br />14. Patio: LESSOR to extend the outside patio approximately 5' to the east and provide a <br />sidewalk connection to the street, to the extent permissible under City's Code of <br />Ordinances. LESSOR will modify the landscape and irrigation as needed. LESSOR will <br />demolish the existing patio wall. <br />
