Using this teamwork approach, we can maximize local <br />participation while assembling the best and most qualified <br />team of subcontractors and vendors. <br /> Building Relationships <br />Over the history of the company, we have earned the confidence <br />and trust of local businesses and vendors in the communities <br />where we work. We develop these relationships by being good <br />neighbors, working cooperatively on projects, running efficient <br />projects, treating these businesses fairly, setting them up for <br />success, paying them on time, and helping provide them with <br />OSHA safety training specific to their trades. The owner reaps <br />the benefit of these relationships in competitive pricing, quality <br />products, and the security of knowing that these vendors can be <br />depended on for warranty issues or follow-up projects. <br />Assembling Bid Packages <br />Once the bid list has been assembled, we send out bid <br />solicitation requests. As part of our subcontractor solicitation, we <br />divide the project into manageable scopes of work, or bid <br />packages, for which the subcontractors/ vendors submit pricing. <br />These bid packages ensure equal competition because all <br />subcontractors and vendors price the same scope, and their final <br />bids can be compared with one another to determine the best <br />value. Our goal is to evaluate all bids transparently and treat all <br />firms fairly. <br />MARKET TREND ANALYSIS <br />Our team works diligently to stay abreast of market trends and <br />current market costs so that our clients receive the maximum <br />value on their projects. Over the past 10 years, the <br />construction industry has experienced wide variations in the <br />prices of construction materials and labor based on a variety of <br />causes. If not managed effectively, these fluctuations can <br />create significant issues for construction projects. <br />We have developed a two-part plan to mitigate any potential <br />problems. First, we track long- and short-term material and <br />labor cost trends across all major trades and materials and <br />collect extensive data from respected industry sources. We <br />evaluate this data in conjunction with microeconomic forces to <br />determine its relevance on a local level. By combining national <br />and local data, we can detect trends in certain material/labor <br />types and extrapolate data to forecast future variations. This <br />information is invaluable during the preconstruction phase of <br />the project. <br />In the second part of our plan, we develop project-specific <br />strategies to address issues identified by our evaluation. Four <br />specific strategies are most effective: <br />1. Early purchase of materials <br />2. Bulk purchase of materials <br />3. Design alternates <br />4. Unit pricing <br />CONSTRUCTION MANAGEMENT <br />Construction management is an excellent alternative to the <br />standard design-bid-build approach to construction <br />procurement, particularly on large, complex projects involving <br />multiple work areas and phases. As construction managers, <br />we use our experience, knowledge, and resources to assist the <br />owner in managing the overall planning, design, and <br />construction of a project. From the initial planning to the <br />completion of the project, we will be your primary point of <br />contact, saving you the time and trouble of coordinating <br />multiple contracts and contractors. As your construction <br />manager, we will coordinate all project functions—including <br />estimating, value analysis, constructability reviews, project <br />operations and management, scheduling, cost control, quality <br />control, and safety—and deliver a successfully completed <br />project. <br /> <br />PLANNING <br />Our preconstruction team will review the project and develop a <br />plan that will ensure proper execution of the building process. <br />Some of the key aspects of this preconstruction effort are: <br />• Meeting with the owner and the architect/ designer to <br />better understand the project goals from the owner’s <br />perspective and to make sure we understand what <br />services are needed and where our efforts should be <br />focused <br />• Scheduling all architect/engineer activities during the <br />design phase to relieve the owner of the need to employ <br />an additional program manager for this function
