<br /> <br /> <br />City of Sunny Isles Beach <br />NE 174th Street Roadway Improvements <br />329200 - 6 Sodding <br /> <br /> <br />3.04 RESPONSIBILITY PRIOR TO BENEFICIAL OCCUPANCY: <br /> <br />A. Maintenance Prior to Inspection for Completion and beneficial occupancy. <br /> <br />1. Maintenance shall begin immediately after each portion of sodding is installed and continue <br />until beneficial occupancy. <br />2. Sodded Areas: The subcontractor shall be held responsible for maintenance of sod areas, <br />including watering, weeding, mowing, trimming, edging, repair of erosion, filling, leveling, <br />and replacement as necessary, to establish a uniform lawn until acceptance. After the sod has <br />been laid, tamped, and top-dressed, all areas and parts of areas which fail to show uniform <br />growth and health for any reason whatsoever, shall be resodded, repeatedly if necessary, until <br />all sodded areas are covered with satisfactory lawn. <br />a. Mowing: When grass reaches 3 inches in height, mow to 2 inches in height. Maintain <br />grass between 2 inches and 2 1/2" inches in height. <br />Do not mow off more than 40% of grass leaf in single mowing. <br />3. Spraying and Dusting: During the maintenance period and up to the issuance of certificate of <br />beneficial occupancy, the subcontractor shall do all spraying and/or dusting of all plants, as <br />needed, for control of all pests, including rodents, fungus, and diseases. The materials and <br />methods shall be in accordance with the highest standards and nursery practices as <br />recommended by the County Agent, and approved by the Architect prior to implementation. <br />4. Protection: Planting areas and plants shall be protected against trespassing and damage. If <br />any plants become damaged or injured, they shall be treated or replaced, as directed by the <br />Inspector, and in compliance with this specification. No work shall be done within or over <br />planting areas, or adjacent to plants without proper safeguards and protection. <br />5. Keep sidewalks, curbs, and driveways, parking areas, streets, terraces, decks and pavers free <br />of plant cuttings, debris and stains. <br />6. Plant material rejected during the course of construction shall be removed within five (5) <br />working days and replaced before the inspection for completion will scheduled <br /> <br />B. Survival and Conditions: The subcontractor shall be responsible for the proper maintenance, the <br />survival and condition of all landscape items from the time a landscape item is installed, until <br />beneficial occupancy. <br /> <br />C. Replacement: Replacement of plants shall be the responsibility of the subcontractor including the <br />possible replacement of plant material resulting from removal by theft, vandalism, acts of <br />negligence on the part of others, or acts of providence which include hail storms, tornadoes, <br />freezes and hurricanes. All plant material shall be alive and in good growing condition for each <br />specific kind of plant at the time of beneficial occupancy. <br /> <br />D. Rating: The rating of each plant according to Florida Grades and Standards shall be equal to or <br />better than that called for on the Plans and in these specifications at the time of beneficial <br />occupancy. <br /> <br />3.05 MAINTENANCE AFTER BENEFICIAL OCCUPANCY: <br /> <br />A. After completion and beneficial occupancy, the owner shall be responsible for maintenance. <br /> <br /> <br /> <br />
