OFFICIAL FILE COPY CLERK OF THE BOARD OF COUNTY COMMISSIONERS ATTACHMENT 1 MIAMI-DADE COUNTY, FLORIDA 2025 SUNNY ISLES BEACH LIBRARY INTERLOCAL LEASE AGREEMENT This is a Library Interlocal Lease Agreement ("Lease") by and between the City of Sunny Isles Beach, a municipal corporation of the State of Florida (the "City") and Miami -Dade County, a political subdivision of the State of Florida (the "County"), through its Miami -Dade Public Library System, each a "Party" and collectively referred to as the "Parties," entered into this 5 day of Nnvemher , 2025 (the "Lease Agreement"). WHEREAS, County Resolution No. R-1208-02, and City Resolution No. 2002-443 approved the Amended Interlocal Lease Agreement that included the terms and conditions by which the City included a space for the Sunny Isles Beach Branch Library within its Government Center, as well as the terms and conditions under which the County pays for and provides other operating costs, including staffing, furnishings, fully equipping the library, and a pro rata portion of certain Government Center operating costs, such as utilities and janitorial costs, as are further described in this Lease; and WHEREAS, the Certificate of Occupancy for the Library was received on May 25, 2005, initiating the twenty-year lease term on June 1, 2005 through May 31, 2025; and WHEREAS, since its opening, the County and City has successfully partnered in the operations of the Sunny Isles Beach Branch Library and the delivery of library services to residents, including the County's recent capital improvements and interior renovations to the Library; and WHEREAS, both the County and the City desire to continue this successful relationship and establish a new Interlocal Agreement. In consideration of the mutual covenants contained herein the parties agree as follows: 1. Lease of Library. a. The City hereby leases to the County, and the County hereby leases from the City, the existing library space of approximately seven thousand, five hundred and seventy-five (7,575) contiguous square feet within the ground floor of the City's Government Center located at 18070 Collins Ave, Sunny Isles Beach, FL 33160 (the "Government Center") for continued use as the Sunny Isles Beach Branch Library (the "Library") of the Miami -Dade Public Library System. b. The County shall pay one dollar ($1.00) per year rent for the lease of the premises and a pro rata share of Government Center operating costs as described further below. 2025 SUNNY ISLES LIBRARY INTERLOCAL LEASE AGREEMENT 1 317
