6. Exterior Book Drop. <br />The City will continue to permit the exterior book drop/book return located on the exterior of the <br />Government Center building for the convenience of residents. The County is responsible for the <br />ongoing maintenance and operation of the book drop, and responsible for any costs associated with <br />its replacement or repair. <br />7. Right to Cancel. <br />Either Party may cancel this Lease during the Initial or Additional Term periods by Notice of <br />Cancellation to those listed in Section 16 - Notices of this Lease six (6) months prior to the intended <br />date of cancellation. In the event the City cancels this Lease Agreement before the Initial Term <br />expires, it shall provide the County at no additional cost and with no interruption of service, except <br />reasonable time for relocation, a space comparable in size and amenities to the existing Library <br />and acceptable to the County Mayor or County Mayor's designee, and this Lease shall remain in <br />full force and effect. The City shall be responsible for the full costs of such relocation, including <br />design, permitting, construction, furniture, fixtures, and equipment (FFE), and relocation for the <br />new Library. In the event of a cancellation of this Lease by the City the County shall have no <br />further obligation to establish or relocate the Library to another location within Sunny Isles Beach. <br />If improvements of over $100,000 were made by the County within two years of notice of <br />cancellation by the City, the City will reimburse the County for the actual cost of said <br />improvements during the first year and based on Generally Accepted Accounting Principles for <br />straight-line depreciation from the date of substantial completion of the improvements, using the <br />following useful life assumptions of seven (7) years for technology installations (e.g., data cabling, <br />audiovisual equipment, security systems) and ten (10) years for other improvements. The <br />depreciated reimbursement amount shall be calculated on a straight-line basis without interest or <br />acceleration and shall be based on the respective useful life of each improvement category as <br />described above. The improvement costs shall be determined based on documented and verifiable <br />invoices provided by the County to the City. County improvement costs shall not include any costs <br />reimbursed to the County by the City or any third party., The County will notify the City of planned <br />improvements over $100,000. <br />8. Option to Extend. <br />This Lease shall be automatically extended for a maximum of three (3) additional five (5) year <br />terms (hereinafter the "Additional Terms"), subject to the same terms and conditions of this Lease. <br />If either Party desires to cancel or terminate this Lease during the Initial Term or Additional Terms, <br />the Right to Cancel process outlined in Section 7 of this Lease shall be followed. <br />2025 SUNNY ISLES LIBRARY INTERLOCAL LEASE AGREEMENT <br />320 <br />MDC011 <br />
